Buying property in Torrox.
Torrox Pueblo, the old village a few minutes inland, and Torrox Costa on the shore below it, between Nerja and Torre del Mar. Three new developments from €295,000, in a town that asks less per metre than Nerja.
An old village a few minutes inland, and the coast below it.
Torrox is the municipality between Nerja and Torre del Mar at the eastern end of the Costa del Sol, and it comes in two halves. Torrox Pueblo is the old village, 149 metres up and a few minutes inland. Torrox Costa is the shore below it, around the lighthouse, with El Morche to the west and El Peñoncillo to the east, towards Nerja. The two are priced as different places.
Three of the developments on this site are here, all under construction and all on the coast side. Two are at El Peñoncillo, on the Nerja side of Torrox Costa: ten apartments a six-minute walk from the beach, and 22 houses on the hillside above. The third, Sea Views, is 111 apartments on the hill north of the coast road, with Torrox Costa below it. Nerja is 12 to 15 minutes away by car, and the Nerja or Torrox guide sets the two side by side.

What I actually know about Torrox
- Three new developments are on file for Torrox, with starting prices from €295,000 to €529,000 on the developers’ lists in October 2026. All three are under construction.
- Torrox averages €3,123/m² against €3,952/m² in Nerja (idealista, 2026). Inside Torrox the spread is wide. In September 2026 idealista had the old village, Torrox Pueblo, at €2,241/m² and El Peñoncillo, on the coast towards Nerja, at €3,860/m².
- Ferrara, El Morche and Cenicero-Las Dunas beaches hold Blue Flags for 2026. Residencial Peñoncillo is a six-minute walk from the beach at El Peñoncillo, and Mary’s Hill six minutes by car.
- Around the lighthouse at Torrox Costa are the remains of a Roman villa, baths, a necropolis and a pottery kiln. Archaeologists have linked the site with Caviclum, a stop named in the Antonine Itinerary, the Roman list of roads, and the villa was busiest in the fourth and fifth centuries.
- Andalucía’s statistics office counted 21,795 residents in Torrox in 2025, 8,554 of them foreign nationals. Germans are the largest group, at 22.9% of the foreign residents.
- There is no hospital in Torrox. The town has one public health centre and one local surgery (Andalucía’s statistics office, 2025), and its public hospital is the Hospital de la Axarquía in Vélez-Málaga.
- By the developers’ figures, Nerja is 12 to 15 minutes by car and Málaga airport 40 to 47. Sea Views gives 85 minutes to the Sierra Nevada.
- Torrox has five primary schools and two secondary schools (Andalucía’s statistics office, 2023–24). Of the international schools, Almuñécar International School, east of Nerja, teaches the English curriculum from 3 to 18.
- Exit 285 of the A-7 serves Torrox. The N-340, the old coast road, runs through Torrox Costa, with a turning for the lighthouse.

Worth knowing about Torrox.
There are two Torroxes.
Torrox Pueblo, the old village, asked €2,241/m² in September 2026. El Peñoncillo, on the coast, asked €3,860/m² in the same month. All three new developments are on the coast side, so the village figure is not the one to price them against, and the town average of €3,123/m² sits between two quite different markets.
Three new developments is a short list.
In 2025, 665 resale homes changed hands in Torrox against 155 new ones (Andalucía’s statistics office). If none of the three fits, the search becomes a resale search, where an independent check of the building and the community’s accounts carry more weight.
The hillside homes need a car.
Sea Views sits on the hill north of the coast road, and Mary’s Hill is six minutes by car from the beach. The view is the reason to be up there, and it is worth checking what could be built in front of it before you pay for it. Plan on a car for the beach, the shops and the school run.
Nerja is next door, and dearer.
Nerja is 12 to 15 minutes by car from the three developments and asks €3,952/m² against Torrox’s €3,123/m² (idealista, 2026). For a buyer who wants Nerja’s old town within reach, Torrox is the cheaper base. For one who wants to walk to it, it is not.
All three are still being built.
Sea Views, Residencial Peñoncillo and Mary’s Hill are all under construction, and only Mary’s Hill gives a handover date, the fourth quarter of 2027. Ask for the building licence and the schedule in writing, and expect stage payments against a bank guarantee.
Asking is not achieved.
The idealista figures are what sellers of resale homes ask, not what homes sell for. The new-build prices are the developers’ own lists, which rarely move, though parking, extras and the payment stages often do. I check the registered sale prices of comparable homes before any offer.

What it costs, and what it costs to hold
The three new developments on file for Torrox start at €295,000 for a two bedroom apartment at Sea Views, €320,000 for a two bedroom apartment at Residencial Peñoncillo and €529,000 for a three bedroom house at Mary’s Hill. Per square metre, the cheapest homes run from €3,870 at Residencial Peñoncillo to €4,663 at Mary’s Hill, against €3,123 for Torrox as a whole and €3,952 for Nerja.
A new build pays 10% VAT and 1.2% stamp duty on top of the price, plus notary, registry and your lawyer, so plan for 12 to 14% in all. A resale pays 7% transfer tax instead, about 10 to 11% in all with the fees. Then the annual side: IBI to Torrox town hall, rubbish collection and the community fee. Mary’s Hill shares an infinity pool, a gym and a sauna, Residencial Peñoncillo a pool and a garage, and the fee follows what is shared.
Starting prices and €/m² figures are from the developers’ price lists on file in October 2026, cheapest home in each development. The Torrox and Nerja averages are idealista’s 2026 figures, as used on the areas page, and the district figures are idealista’s for September 2026.
What the coast costs, development by development.
Three developments make a short table, so the scale rows do more of the work here. The developers’ starting prices are worked out per square metre on the cheapest home in each, dearest first. Underneath for scale are idealista’s averages for Torrox and Nerja, and its September 2026 figures for El Peñoncillo and for Torrox Pueblo, the old village.
The two Peñoncillo lines are the ones to hold together. Residencial Peñoncillo asks €3,870/m² on its cheapest flat, and resale homes in El Peñoncillo asked €3,860/m² in September 2026. A new build at the resale price of its own district, a six-minute walk from the beach, is where I would start. Mary’s Hill asks about a fifth more for a house with a roof terrace on the hill above.
What each rung of the ladder looks like.
These are the starting prices of the three new developments on file for Torrox, from the developers’ own price lists, cheapest first. Resale fills in the rungs between them.

Two questions about new builds in Torrox
Are there new-build penthouses in Torrox?
Yes. 2 of the 3 developments here have penthouses on the developers’ current lists, 3 in all. The cheapest is a two-bedroom penthouse of 74 m² with a terrace of 14 m² at Sea Views, €305,000.
What does a three-bedroom new build cost in Torrox?
Across the 11 three-bedroom homes on the developers’ current lists, the middle size is about 112 m² built and the middle price is €589,000. The cheapest is a three-bedroom house of 113 m² at Mary’s Hill, €529,000.
Nearby, and worth a look.
Looking for a buyer’s agent in Torrox?
That is what I do. I’m Michael from Lunessa Homes — a British buyer’s agent living in Málaga, fluent in Spanish, working on the buyer’s side of the search. One client at a time, and Torrox sits inside the stretch of coast I cover, Estepona to Nerja.
- Viewings you don’t have to fly for. I walk Torrox myself and report back straight — including the places that aren’t worth your trip.
- A price sense you can hold me to. lowest new-build starting price is €295,000. When an asking price ignores that, I’ll tell you.
- Local, not general. 12–15 min to Nerja by car — the kind of detail that decides a street, and only shows up on the ground.
- The parts that trip people up. The NIE, the lawyer, the bank, the paperwork in Spanish — handled alongside the search, not left to you afterwards.
