What is being built
Nacaré is a single building of 20 apartments on Avenida Litoral, the road along the sea east of Estepona’s centre. The homes have three or four bedrooms, each with its own bathroom and a guest WC, and face south with wide terraces towards the sea. The penthouse adds a private solarium and a lift straight from the car park. Residents share a pool and lounge on the roof, a spa with a heated indoor pool, a gym, an owners’ bar and a concierge, and each home has two to four parking spaces below ground.

Buying this as a new build
The licence is still pending and work was due to start in the third quarter of 2026, with handover estimated for the third quarter of 2028. You pay 30 per cent with the reservation and contract, 20 per cent a year later and half at the deed, each plus IVA and covered by a bank guarantee.
Buying before the licence is granted means confirming it is issued before the contract payment, checking the bank guarantee, and following the work through to an inspection before the deed.
