What is being built

Ocyan Villas is a gated group of 12 villas beside La Resina golf, inland from the coast between Estepona and Puerto Banús. Each stands on a plot of about 1,000 square metres, or 2,000 for the largest, and has four levels joined by a lift: a basement, two main floors and a roof terrace. The villas have three or four bedrooms, with room in the basement for two or three more. Each has a private pool, an outdoor kitchen and a garden looking towards the sea.

Buying this as a new build

The villas are being built in three groups. The first was due to be finished in the third quarter of 2026, and the second is estimated for the fourth quarter of 2027. Payments are 40 per cent in the first month, 10 per cent later and half at the deed, each plus IVA.

With the first villas close to finished, that means checking the bank guarantee, inspecting the house, pool and garden with you, and agreeing any work on the basement before the deed.
