The average asking price in San Pedro de Alcántara was €4,600 a built metre in August 2026, on idealista, across flats and houses of every age. The built area used here counts the rooms of the house alone. It leaves out the covered parking, the 116 square metres of terraces, and the garden and pool on a plot of 588 square metres. What is being built
The villas are white and square, with wide sliding windows on to a covered terrace, a sun deck and a pool, and a lawn beyond. On the ground floor the living room, dining area and kitchen run together, with a study or guest room and a shower room. Upstairs, every bedroom has its own bathroom, and the main bedroom opens on to a small terrace. Two of the villas are offered fully furnished, mostly with furniture made for them, and the third partly furnished. The largest of the three adds a basement with a room for entertaining, a study that could be a gym, and a further bathroom.

Buying this as a new build
The villas are finished, so the purchase can go straight to the deed once the terms are agreed. The furniture in the four bedroom villa and in the five bedroom villa without a basement is priced separately at €195,000. In the villa with a basement it is included. Prices are before IVA.
With only three villas, each is priced on its own merits. I compare them with resale villas on the beach side of San Pedro and in Guadalmina, and look at each one in person for what the photographs cannot show. You then get my assessment of what each is worth, and whether the furniture is worth buying with it, before any figure goes to the developer.
