What to know about Estepona.
Estepona has changed in recent years from a quiet fishing town into one of the most sought-after places on the western side of the coast. The old centre has been pedestrianised, its streets are full of flower pots and murals, and the fishing harbour still works. It is one of the few old centres on the coast where the shops, a café terrace and the beach are all on foot.
That change shows in the prices. Estepona has been rising faster than anywhere else on the coast.
The new building falls into two groups. In and around the town, apartments are going up within walking distance of the centre and the beach. Above the town, around Estepona Golf and Atalaya, the developments sit on the golf courses, with views and more room around them, and you will want a car.
Estepona is at the far western end of the area I cover. I go there by appointment, and where I can I plan viewings there for a single day, so you see several developments one after another.
Averages are for all homes in 2026, resale and new, based on idealista market data. A new build adds 12 to 14% in taxes and fees on top of its price.

How many new developments are there in Estepona?

What does a new build cost in Estepona?
Starting prices run from €320,000 to €3,250,000, and the middle starting price is €580,000. On the developers’ current lists, the cheapest one-bedroom home is €320,000 at Eagle Hills Estepona, the cheapest two-bedroom home is €321,000 at Etherna Homes II, the cheapest three-bedroom home is €436,000 at Aby Middle and the cheapest four-bedroom or larger home is €795,000 at Anna de Estepona. These are the developers’ prices, before tax and the costs on top.
Which parts of Estepona have new developments?
La Resina (11), Estepona Golf (6), Buenas Noches (4), Cancelada (4), La Gaspara (4) and New Golden Mile (3). The other 23 are spread over 17 more districts, and each card above names its own.
Are any ready to move into?
9 are finished: Sunny Golf, Libella, Australy Aures II, Isidora Living, Costafiore Gardens, Mãla Kai Resort and 3 more. A finished home can be viewed as it is and bought without stage payments.
When will the others be finished?
Where the developers give a handover date, the earliest estimate is October 2026 and the latest the second quarter of 2029.
What tax do you pay on a new build?
A new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD) in place of the 7% transfer tax on a resale. On €580,000, the middle starting price here, that is €64,960. With the lawyer, the notary and the registry, plan for €69,600 to €81,200 on top of the price. The cost of buying has every line.
How do the payments work if you buy off-plan?
Buying before the keys means paying in stages while the building goes up. Buying off-plan in Spain covers how those payments are protected and the checks before you take the keys, and new build or resale sets the two side by side.
How far is Estepona from Málaga airport?
The developers give 55 to 70 minutes by car from Málaga airport, along the A-7. Gibraltar airport is about 45 minutes away.
