Vista Hermosa is the newest phase of Mirador de Estepona Hills, a private resort with its own pools, gardens and sports club in the hills just north of Estepona. The homes on sale there now are four bedroom apartments on the ground floor, sold off plan from €912,073 before IVA.
The lowest-priced home, a four-bedroom apartment on the ground floor, works out at €6,110 per built square metre. Only the 149 square metres of the home itself are counted in that figure. The developer’s price list also counts the terrace of about 60 square metres and the patio of about 16, which gives about 225 square metres and brings the rate down to about €4,060. Both rates can be read against €4,307 a square metre, the average price at which homes across Estepona were advertised on idealista in 2026. The price table for the area is on the Estepona page.
What is being built
Mirador de Estepona Hills spreads across about 30 hectares of hillside above Estepona. Vista Hermosa, its third phase, runs along the southern edge of the resort and is being built in two stages. The first stage is finished and has been handed over to its owners. The second, on Calle Vista Hermosa, is under construction. Each of the apartments offered here is on the ground floor of that second stage, with four bedrooms and three bathrooms in just under 150 square metres built. The kitchen and living room form a single room of about 41 square metres, with sliding glass doors onto a terrace of about 60 square metres. A patio of about 16 square metres at the back adds to the outside space. The main bedroom has a walk-in wardrobe, and a small utility room holds the laundry.

What comes with every home.
Heating and cooling
Air conditioning that heats as well as cools, carried to the rooms through ducts, with a separate temperature control in each room. It is an Airzone system or similar, with inverter technology, which varies its output to hold the temperature rather than switching on and off. The main bedroom and the bathrooms with a shower also have underfloor heating.
Kitchen
Fitted in a modern design with large wall and base units, and a worktop in solid surface, a smooth manufactured material made of minerals and resin. It comes with an oven, a microwave, an induction hob, an extractor hood, a fridge, a dishwasher and a washer-dryer. The porcelain floor carries on from the living room.
Bathrooms
Walls tiled in porcelain from a leading maker, with painted walls alongside, under ceilings of damp-resistant plasterboard. The WCs stand on the floor, with the cistern hidden in the wall and soft-closing lids. The shower trays are extra-flat and non-slip, made of mineral resin, with a shower screen. The bathrooms have a vanity unit with the basin moulded into a solid surface top, a single-lever tap and a back-lit mirror.
Floors, walls and ceilings
Large porcelain tiles in the hall, living room, bedrooms and corridors, finished with white lacquered skirting. The terraces are laid in a non-slip version of the same tile, so the floor runs on from inside to out. The walls are painted, and the ceilings are plasterboard throughout, with concealed strip lighting in the living room, the main bedroom and over the showers.
Windows and terraces
Aluminium frames with a thermal break, a strip of insulation set into the frame to stop heat and cold passing through the metal. Floor-to-ceiling sliding doors lead from the living room to the terrace, glazed with insulating glass that is laminated on both sides for security. The bedroom windows have insulating glass, laminated on the outside, and electric blinds. The terraces have glass balustrades and are prepared for an outdoor kitchen.
Doors and wardrobes
A front door with a security lock, 2.40 metres high, anthracite grey outside and white inside. The inside doors are white lacquered and 2.40 metres high, with seals round the edge against noise and draughts. The bedrooms have built-in wardrobes 2.50 metres high, with sliding doors to match the other doors, lined inside, with a top shelf and a metal hanging rail. The walk-in wardrobes have sliding doors and LED lighting.
Walls and insulation
The walls between one home and the next are brick, lined on both sides with a double layer of plasterboard, with sound insulation behind it. The outside walls have a brick outer layer, rendered and painted, with insulation sprayed on its inner face and an insulated plasterboard lining inside. Partitions between rooms are a metal frame faced with two layers of plasterboard on each side and insulated inside. The roofs and terraces are waterproofed with two layers of asphalt membrane and insulated with rigid polystyrene boards, and the drainpipes are soundproofed.
Power, connections and hot water
Wiring for a high power supply, with switches in anthracite grey. Fibre-optic and coaxial cabling for television and internet, and a video entry phone that opens the door. Hot water comes from a compact wall-mounted aerothermal heat pump, which draws its heat from the outside air.

These apartments are sold off plan, with half of the price paid while the building goes up and half when it is finished. The first half comes in three steps: €15,000 to reserve, a payment at the private purchase contract that makes up 30 per cent with the reservation included, and 20 per cent a month after the contract. The second half is paid on the day you sign the deed. Each payment after the reservation carries IVA on top, charged at 10 per cent because the home is new. Handover is estimated for the end of 2026.
The first stage of Vista Hermosa was built to the same specification and is finished, so I ask the developer to show you a completed home there. You can judge the rooms and the quality of the finish before committing to an apartment that is still going up. When the private purchase contract is ready, I read it through with you before you sign. Your lawyer checks at the same stage that every payment made during the build is covered by a bank guarantee or insurance.
