Only one home on the list comes with a plan, the three bedroom apartment on the second floor at €975,000. Its 140.7 square metres built, a figure that includes a portion of the communal areas, work out at about €6,930 a metre. The 2026 asking-price average for Marbella as a whole is €5,956, and a new building under a kilometre from the San Pedro seafront would be expected to sit above it. What is being built

Salvia II is the second phase of Salvia, a scheme of apartments and penthouses set around gardens and pools in San Pedro de Alcántara, on the western side of Marbella. The developer’s own figures put it at 98 homes, each with at least one parking space and a storeroom. The penthouses have large terraces, the biggest on the published plans giving 110 square metres outside. Before handover, buyers can work with the developer’s architects and interior designers on the finishes and layout of their home.

What comes with every home.

Heating, cooling and hot water

Ducted air conditioning from a central heat pump, zoned so the living areas and the bedrooms can be set separately. Hot water comes from a geothermal system, which draws its heat from the ground.

Windows and blinds

Lacquered aluminium or PVC frames with a thermal break, an insulating strip that stops the cold crossing the frame, and low-emissivity double glazing that keeps heat and noise out. The living rooms and bedrooms have insulated blinds.

Floors, walls and ceilings

Waterproof laminate wood or porcelain floors, with non-slip porcelain on the terraces. Bathrooms are tiled in ceramic, other walls are painted smooth matt white, and plasterboard ceilings are fitted.

Buying this as a new build

The buildings are going up, and handover is estimated for the first quarter of 2027. A reservation of €20,000, IVA included, comes first. Then 25 per cent is paid at the private contract, 10 per cent five months later and 15 per cent at ten months, with the remaining 50 per cent at the deed and IVA added to each.

Most of the homes on the list have three bedrooms and are priced between €945,000 and €990,000, so the choice rests on floor, terrace and outlook. I go through the plans with you, compare them with resale apartments nearer the San Pedro seafront, and negotiate on your behalf.
