The lowest-priced home, a three-bedroom townhouse, works out at €2,457 per built square metre. The built area here covers far more than the rooms. Each house has 189.6 square metres of usable floor inside, with a basement garage and store, terraces and a roof terrace besides. Measured over the usable floor, the lowest price comes to about €4,480 a metre, still below the €5,956 Marbella averages on 2026 asking prices. What is being built

The houses stand in short terraces stepped down a steep hillside, with planted walls between the rows, so that half look straight out to sea and the rest have side views of the sea or the mountains. Every house has the same plan. A garage for two cars and a store with a laundry are below. The living room and open kitchen open onto a terrace and garden, and some gardens have a small private pool. Above are the main bedroom, with its own bathroom, dressing room and terrace, and two further bedrooms. On the roof is a terrace with a hot tub. At the top of the site is a wellness centre with an outdoor and an indoor heated pool, a spa and a gym.

The kitchen

Wood-veneer cabinets with Siemens appliances and a Hansgrohe tap and sink. Miele or Gaggenau appliances are offered as an upgrade, and the cabinet colour can be chosen.

Bathrooms

Hansgrohe wall-hung toilets, basins set on the worktop and Hansgrohe taps.

Floors and windows

Porcelain tiles of 120 by 120 centimetres by Iris Ceramica throughout, and non-slip outside. Anthracite aluminium windows with a thermal break, an insulating strip that stops heat and cold passing through the metal, and double glazing.

Buying this as a new build

A reservation of €10,000 holds a house. The private contract follows within 15 days, with 30 per cent of the price less the reservation. A further 10 per cent is paid when the foundations are finished and another 10 per cent when the structure is complete. The remaining 50 per cent is paid at the deed. IVA at 10 per cent is added to each payment.

Every house shares one plan, so the price differences come down to the view, the garden and where the house sits on the slope.
