The lowest-priced home, a one-bedroom apartment on the ground floor, works out at €10,330 per built square metre. Mijas sits at €3,684 a square metre on idealista’s 2026 asking prices, one of the lower averages on this coast because it covers so much inland resale stock. A new building this close to the sea on the La Cala side is priced on a different basis, so the average is best read as the floor of the market here. What is being built
Arosa is 54 apartments on the seaward side of the coast road at Torrenueva, between La Cala de Mijas and Calahonda. The building steps down its plot in long terraced floors, and most homes look out to the sea. There are one, two and three bedroom apartments. The ground floor homes have gardens, and those on the top floor have solariums. The residents share outdoor pools, an indoor pool, a gym and a sauna, and may use the tennis club in the neighbourhood.

What comes with every home.
Heating, cooling and hot water
Hot water comes from an aerothermal system, a heat pump that takes warmth from the outside air. The floors are heated underfoot, the air conditioning is ducted, and a mechanical system keeps fresh air moving through the home.
Kitchen
Fitted, with a fridge, a dishwasher, a microwave, an oven, an induction hob, an extractor and a washing machine included.
Floors and ceilings
Large porcelain tiles in the living areas, vinyl in the bedrooms and non-slip porcelain on the terraces. Ceilings are lowered throughout, which hides the air conditioning ducts.
Bathrooms
Black taps and glass shower screens. The main bedroom has its own bathroom.
Windows, doors and wardrobes
Aluminium frames with a thermal break, an insulating strip that stops heat and cold passing through the metal, and double glazing. The sliding doors to the terraces run in a track set into the floor, so there is no step. The bedroom blinds are automatic. A security front door, white interior doors and built-in wardrobes.

The outside walls are built in two layers with thermal and acoustic insulation between them.

The building licence is granted and work is due to start in 2026, with handover estimated for the fourth quarter of 2028. After a €10,000 reservation, 20 per cent is paid at contract, 20 per cent eight months later and the rest on completion, with IVA on each stage.
Over a build of this length that means checking the bank guarantee on each payment, following the progress on site on your behalf, and inspecting the finished home against the specification before completion.
