The lowest-priced home, a two-bedroom apartment on the first floor, works out at €4,962 per built square metre. Idealista put the average asking price across Fuengirola at €4,451 a square metre in 2026, about a tenth lower, though that figure takes in the town’s older apartments as well as new ones. The plans give this home just over 96 square metres of usable floor, measured between the walls, and the price also covers parking and close to 59 square metres of terrace, part covered and part open. The price table for the area is on the Fuengirola & Mijas Costa page.

What is being built

Óleo will hold 42 homes on Avenida de Carvajal, in white buildings ringed by long, rounded terraces. Apartments are offered with two or three bedrooms, two or three bathrooms and 122 to 187 square metres built, and their terraces measure about 33 to 103 square metres. Every home is sold with parking and a charging point for an electric car, underfloor heating, and a kitchen fitted with Miele appliances. The plot lies about 145 metres from the sea in a straight line, and Torreblanca beach is a 17-minute walk. The shared spaces take in an outdoor infinity pool, an indoor pool in a glazed room, a gym, a sauna, a coworking room and a gastro area with a professional kitchen, and the entrance lobby has a concierge desk.

The specification

What comes with every home.

Heating, cooling and hot water

An aerothermal heat pump from Mitsubishi Electric, or a similar make, heats the water and the floors. It takes its warmth from the outside air rather than burning gas. Air conditioning from the same maker is run through an Airzone control, which lets different parts of the home be set to different temperatures.

Kitchen and water

The kitchen is designed by Kök Studio, Siematic, Valcucine or a similar maker, with light-coloured units and worktops of Dekton, a hard manufactured stone. The Miele appliances are an induction hob, a multifunction oven, a built-in microwave, dishwasher and fridge-freezer, and a washing machine and a tumble dryer that each take 8 kg. The water supply is softened, and drinking water passes through a reverse-osmosis filter, which takes out almost everything dissolved in it, before minerals are added back.

Floors and walls

Sand-coloured porcelain tiles of 120 by 120 centimetres run through the home, and porcelain of the same size is laid on the terraces. Bathroom walls are clad in large porcelain panels, 270 centimetres tall. Elsewhere the walls are painted a soft off-white.

Bathrooms

The showers have porcelain trays and fixed screens of smoked glass with black fittings, and the toilets hang from the wall with the cistern hidden behind it. GROHE taps in brushed copper are set into the wall. The basin is moulded into a Dekton top over a wooden unit with two drawers, below a backlit mirror that does not mist over. Lights are set into the ceiling, with LED strips in recesses.

Windows, blinds and façade

The windows have slim lacquered aluminium frames with a thermal break, an insulating strip that stops heat and cold passing through the metal, and double glazing. The terrace railings are glass. Bedrooms have electric blinds that shut out the light, and the living areas are prepared for blinds to be fitted later. The outer walls are insulated and finished in sand-coloured render, with natural stone and wood in places.

Structure and sound

The frame is reinforced concrete. Each home is divided from the next by a brick wall chosen to reduce sound, lined with plasterboard over mineral wool. The walls between rooms are plasterboard with mineral wool in the cavity.

Switches, lighting and entry

Light switches are JUNG LS990, with USB-C charging sockets. There is a digital video entry phone, indirect LED lighting, and fitted wardrobes lit from inside.

Electric car charging

A charging point for an electric car is fitted at the parking space of every home.

Buying this as a new build

You buy here from the plans and the written specification, ahead of construction, with handover estimated for the second half of 2028. The price list sets four payments. The first, €15,000, reserves the home. At the private purchase contract you pay 30 per cent of the price with IVA, less the reservation, then a further 10 per cent at a date not yet fixed, and the last 60 per cent at the notary when the deed is signed. IVA, the Spanish VAT on a new home, is 10 per cent on top of the prices shown.

An estimate, at the rates in the cost guide. The lawyer’s, notary’s and land registry fees vary with the price and the deed, and a mortgage adds the bank’s own costs.

The terraces vary more than anything else here, from about 33 square metres to more than 100, mostly covered on the first and second floors and open to the sky on the third. I weigh each home’s terrace and outlook against its price with you, and then negotiate on your behalf.
