El Higuerón averaged €5,596 a square metre on idealista’s asking prices for August 2026, against €4,451 for Fuengirola as a whole. A home here costs around 45 per cent more than the district figure, but it is bought before it is finished and is priced on the rooms inside, with the terrace counted separately. Waterfall Residences is 233 apartments on a wooded slope in El Higuerón, built in phases, with the homes set along the hillside in long terraced buildings and more than 7,000 square metres of gardens and water features between them. Garden villas on the lowest level have a lawn and a pool of their own, deluxe apartments fill the floors in between, and the sky villas and sky solarium penthouses on top have the largest terraces, some of them with a private pool. The specification, revised in May 2026, includes Miele appliances, underfloor heating in every room and a home automation system that also measures the air inside the home.
Shared between the 233 homes
Cabinets by Cucine Lube under a Cosentino worktop, with Gessi taps and integrated Miele appliances: oven, microwave, induction hob, extractor, dishwasher and fridge-freezer. A Miele washing machine and heat-pump dryer go in the laundry space.
A Samsung aerothermal system heats and cools the home and its water, with underfloor heating in the living room, the kitchen, the bedrooms and the bathrooms.
Saloni tiles in a choice of finishes inside, and non-slip stone-effect tiles on the terraces.
Duravit basins and wall-hung toilets, Hansgrohe taps with a ceiling shower and a hand shower, a low Kaldewei shower tray and a clear glass screen made to measure.
Technal aluminium frames with double glazing that keeps out the sun and holds in the heat, and aluminium slats and screens outside. The wardrobes are by Dica, lit inside, with hinged or sliding doors.
A Zennio system warns of floods, leaks, smoke and power cuts, tracks how much energy the home uses, measures the air inside and out, and lets you answer the door and set the heating from your phone.
The scheme is built for BREEAM environmental certification, and it collects the water from showers and basins so that it can be used again.
At the top of the El Higuerón estate in Fuengirola, on Calle Las Golondrinas beside the A-7 junction, a few minutes above the Higuerón hotel.
This is an off-plan purchase with building work under way, so you commit to a home from its plans and specification and pay part of the price before it is finished. Spanish law requires every payment made before the deed to be protected by a bank guarantee or an insurance policy in your name. The rest is paid at the notary on handover.
With the building still going up, my part is reading the contract and the guarantee on each payment before any money moves, visiting the site as it progresses, and checking the finished home against the May 2026 specification before you take the keys.
