The lowest-priced home, a two-bedroom villa, works out at €4,259 per built square metre. Across Fuengirola, idealista puts the average asking price for 2026 at €4,451 a square metre, so this villa sits a little under the town figure. Its built area includes the lower floor, which holds the garage, a second sitting room and a shower room. The garden of about 130 square metres, the terraces and the pool are not part of it. What is being built

Almara Villas is a mix of detached and semi-detached houses on a slope in Torreblanca, built in two phases, the first of which is five villas. There are two designs. The villas on the upper part of the plot have three bedrooms and two bathrooms upstairs, and covered parking for two cars beside the front door. Further down the slope, the upstairs of each villa holds two bedrooms and two bathrooms, and the garage is on the lower floor. In both designs the kitchen, dining area and living room share the ground floor with a guest toilet, and open onto a terrace and the garden. The lower floor adds a second sitting room with its own shower room, and most of the first five also have a roof terrace. The main rooms face south, and each villa comes with its own pool and a garden whose size depends on the plot.

What comes with every home.

Floors and stairs

The living room, kitchen and bathrooms are floored in large porcelain tiles by Porcelanosa, in a pale limestone finish. The same tile, with a non-slip surface, covers every terrace, the roof terrace included, and the stairs have treads to match. The bedrooms and hallways upstairs have a hard-wearing laminate in a honey-coloured wood finish, laid over a layer that softens the sound of footsteps.

The bathrooms

The same limestone porcelain clads the bathroom walls all the way up, and one wall in each bathroom and in the guest toilet has a herringbone pattern in relief. The toilets are wall-hung, the showers have trays set level with the floor and sliding glass screens, and the chrome taps and fittings are by Noken. Each basin sits on a vanity unit in an ash oak finish, with two soft-closing drawers, under a mirror with a lit border.

The kitchen

Oak-finish units by Gamadecor, with soft-closing hinges and drawers that open to their full depth, under a beige worktop of sintered stone, a manufactured surface that stands up to heat, scratches and stains. The appliances are included, and the developer describes them as mid-range.

The pool

Each villa has its own pool, lined in the same limestone porcelain as the terraces. It comes with its filter and chlorination equipment, a stainless steel ladder, an outdoor shower and a robot cleaner.

AThe developer states an A rating for every villa, the best of the Spanish grades from A to G, and describes the villas as up to 60 per cent more efficient than a conventional house. The certificate itself can only be issued once a villa is finished.

Buying this as a new build

The villas are sold before completion and paid for in stages. A reservation costs €10,000 plus IVA, and 20 per cent of the price follows on signing the purchase contract. During construction you pay another 15 per cent, and the last 65 per cent when the deed is signed and the villa handed over, which is estimated for the second half of 2028. Banco Santander is financing the project, and payments go into a separate account with the bank, guaranteed by an insurance company.

The choice here is mostly between an upper villa, with a third bedroom, and a lower one, with a garage and more room on the floor below, and the gardens vary from plot to plot. I weigh each option against its price and walk the plot with you, to see the outlook from the spot where your house will stand. When you have decided, I negotiate the price on your behalf.
