What to know about Fuengirola.

Fuengirola is not a resort that closes in October. It is a town with its own residents, a market, schools and shops that stay open all year. For anyone who wants to live here, or wants a second home that is still worth visiting in winter, that is the main argument.

The C-1 train runs the length of the town, with stations in the centre, Los Boliches, Torreblanca and Carvajal. The airport and the centre of Málaga are within reach without a car, and some of the developments below are a short walk from a station.

The new building is concentrated in two places. Los Pacos, on the north side of town, is an ordinary residential district where many new apartments have gone up in recent years. El Higuerón, on the hill towards Benalmádena, is the more expensive part, with views over the bay and bigger homes. Carvajal, at the eastern edge of town, has its own beach and station.

The price per square metre is higher in Fuengirola than in neighbouring Mijas, and that is what you pay for town life and the train. Whether the difference is worth it for you is something I will talk through with you plainly.

What does a new build cost in Fuengirola?

Starting prices run from €215,000 to €2,530,000, and the middle starting price is €536,750. On the developers’ current lists, the cheapest one-bedroom home is €215,000 at Azure Homes, the cheapest two-bedroom home is €294,320 at Calle Independencia 5, the cheapest three-bedroom home is €599,000 at Unique Infinity and the cheapest four-bedroom or larger home is €925,000 at Torreblanca Heights. These are the developers’ prices, before tax and the costs on top.

Which parts of Fuengirola have new developments?

Are any ready to move into?

6 are finished: Valley Collection, Lomas del Higuerón 3, Horizon 36, Aura Higuerón, South Residences and North Residences. A finished home can be viewed as it is and bought without stage payments.

When will the others be finished?

Where the developers give a handover date, the earliest estimate is the first quarter of 2027 and the latest the first half of 2029 (phase one).

What tax do you pay on a new build?

A new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD) in place of the 7% transfer tax on a resale. On €536,750, the middle starting price here, that is €60,116. With the lawyer, the notary and the registry, plan for €64,410 to €75,145 on top of the price. The cost of buying has every line.

How do the payments work if you buy off-plan?

Buying before the keys means paying in stages while the building goes up. Buying off-plan in Spain covers how those payments are protected and the checks before you take the keys, and new build or resale sets the two side by side.

How far is Fuengirola from Málaga airport?

The developers give 17 to 22 minutes by car from Málaga airport. The C-1 train from Fuengirola reaches the airport in about 35 minutes.
