What to know about Benalmádena and Torremolinos.
Torremolinos and Benalmádena are the two resorts just west of Málaga, and the stretch you reach fastest from the airport. Torremolinos is the oldest resort on the coast and has been quietly done up in recent years. La Carihuela, the old fishing quarter on the sea, is still the place for grilled sardines on the beach.
Benalmádena comes in three parts. Benalmádena Pueblo is the white village on the hill. Arroyo de la Miel, below it, is where most people live and where the train station is. Benalmádena Costa, on the sea, has the marina and the promenade. Torrequebrada, on the western side, is the district around the casino and the golf course.
New building is scarcer here than in Mijas or Fuengirola, simply because there is less land left. What does get built is often small and goes quickly. The developments below are the ones I can show you now.
For anyone who flies back and forth often, or wants Málaga on hand as a city without living in it, this is the most practical stretch of the coast.
Averages are for all homes in 2026, resale and new, based on idealista market data. A new build adds 12 to 14% in taxes and fees on top of its price.

A new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD) in place of the 7% transfer tax on a resale. On €572,000, the middle starting price here, that is €64,064. With the lawyer, the notary and the registry, plan for €68,640 to €80,080 on top of the price. The cost of buying has every line.
