The lowest-priced home, a two-bedroom apartment on the first floor, works out at €6,391 per built square metre. The idealista asking price for Torremolinos as a whole was €4,229 a square metre in 2026. Most of what makes up that figure is resale stock, much of it built decades ago, and a building of 21 homes this close to the marina and the beach sits at the upper end of the town rather than at its average. Set a home here against the other new schemes on the same stretch, and against what its patio, terrace or pool adds, rather than against the town-wide figure alone. What is being built

Art Marina is 21 homes on a plot of more than 3,000 square metres, facing south, with two entrances from the street. The six ground-floor homes, which the developer calls garden villas, open onto private patios of between 37 and 162 square metres, and on some of them a private pool or a jacuzzi can be added. Twelve apartments take the first and second floors, with terraces of 16 to 30 square metres. The three penthouses on the top floor have living rooms with higher ceilings, terraces of 68 to 80 square metres and a private pool on each. The developer says every home above the ground floor looks out to the sea. Two parking spaces and a storeroom come with each home and are inside the price.

Air conditioning and hot water

A centralised climate control system, distributed in zones with separate controls, so different rooms or areas of the home can be set to different temperatures. Hot water comes from an aerothermal system, which takes heat from the outside air rather than burning gas.

Choices before the build

The developer offers a customisation programme through its own interior design department, covering materials, finishes, layout, climate control, decoration and the planting outside. On some of the ground-floor homes a private pool or a jacuzzi can be added to the patio.

Buying this as a new build

Art Marina is at its launch, selling ahead of construction. The building licence has been granted, and handover is given as the third quarter of 2029. A reservation of €10,000 holds a home. Fifteen per cent of the price plus IVA falls due on the private contract, with the reservation deducted from it. A further fifteen per cent plus IVA is paid in four quarterly instalments while the building goes up, and the remaining seventy per cent plus IVA at the notary when the keys are handed over. Prices are quoted before IVA, which is ten per cent on a new home.

At this stage there is nothing on site to walk round, so the work is on paper. That means reading the licence and the guarantee behind each staged payment before anything is paid, laying the plans side by side, because a ground-floor patio, a first-floor terrace and a penthouse pool are very different homes at very different prices, and settling any changes to the finishes with the developer while the choices are still open.
