Buying property in Torremolinos.
The town between Málaga and Benalmádena, with four beaches on one promenade and five stations on the C-1 line. Five new developments on file, from €382,000 at Magna Torremolinos to €778,500 for a finished apartment facing the beach at Los Álamos.
Four beaches on one promenade, and the airport a few minutes away.
Torremolinos is the town on the coast between Málaga and Benalmádena. It was part of the city of Málaga from 1924 until 1988, when the Junta de Andalucía approved its separation as a municipality of its own. The seafront runs along four beaches joined by one promenade: La Carihuela, the old fishing quarter at the western end, El Bajondillo below the town centre, Playamar, and Los Álamos on the boundary with Málaga.
Five of the developments on this site are in the town. The largest, Magna Torremolinos, is 353 homes a few streets back from La Carihuela beach, the most of any development on file on this site. The other four are a small building in the west of the town, a block beside the pinewoods at El Pinillo, twenty-one homes where La Carihuela runs into Benalmádena, and a finished development facing the beach at Los Álamos. The C-1 train stops five times in the town, and the airport is ten minutes from the central station.

What I actually know about Torremolinos

- Magna Torremolinos, by Grupo ABU, is 353 apartments and penthouses between Avenida Carlota Alessandri and Avenida de España, five minutes on foot from La Carihuela beach, with an underground garage of 750 spaces. Prices start at €382,000 for a one bedroom apartment.
- The C-1 line has five stations in the town: Los Álamos, La Colina, Torremolinos, Montemar Alto and El Pinillo. On Renfe’s weekday timetable for October 2026, the train takes 10 minutes from Torremolinos to the airport, 23 to Málaga Centro-Alameda and 23 to Fuengirola.

- Sunny View School, at Cerro del Toril, was founded in 1971 and teaches the English National Curriculum to pupils from 2 to 18.
- By car, Málaga airport is 19 minutes or less from all five developments, and Málaga city centre 15 to 36. Alborán Bora, at Los Álamos, is 5 minutes from the Plaza Mayor shopping centre and 15 from María Zambrano station.

Worth knowing about Torremolinos.
Magna is the name people know, and it is not built yet.
Magna Torremolinos is selling before building starts, and no handover date is on file yet. A scheme of 353 homes takes time to build, and a buyer there pays in stages for a home some years away. How off-plan buying protects those payments is worth reading before you reserve. Kool and Kosmos, both under construction, and Alborán Bora, finished, are the ones with a date you can plan around.
The town is on two levels.
The centre, the shops of Calle San Miguel and the main station are on the higher ground. El Bajondillo and the beach are below it, down the steps or the public lift. A flat described as five minutes from the beach may be five minutes down and rather more back up. Walk it at the hour you would make the trip, with the shopping.
The two ends of town are different places.
La Carihuela, in the west, is the old fishing quarter, with restaurants along the front, narrow streets behind and Puerto Marina a walk away. Los Álamos, in the east on the Málaga boundary, is one of the town’s busiest areas, with its own station and the Plaza Mayor shopping centre a few minutes away by car. Two of the developments on file are at La Carihuela and one is at Los Álamos. Ask which end a home is at before you ask anything else.
Most new build here costs well above the town average.
Idealista’s 2026 average for Torremolinos is €4,229/m² for resale homes. Four of the five new developments start well above it on their cheapest homes, between €5,632 and €8,462 per square metre, because they are new, near the beach or both. Kosmos, at €4,319, is the one close to the town’s level. If the budget is the town average, the choice is mostly resale, and a home on the front line is a market of its own.
Most of the choice is resale.
With five new developments on file, most buyers here are choosing between resale homes. In an older block, the community accounts and the minutes of the last meeting tell you more about the next five years than the flat does, because lifts, roofs and sea-facing terraces are where the large bills come from. I ask for both before an offer, not after.
Asking is not achieved.
The town figure is idealista’s average asking price for resale homes. The new-build prices on this page are the developers’ own starting prices, which rarely move, though the parking, the storeroom and the payment stages often do. On a resale, the last sold prices in the same building are the number to hold a seller to, and that is the number I go and find.

What it costs, and what it costs to hold
The five new developments on file start at €382,000 for a one bedroom apartment at Magna Torremolinos and €395,000 for a two bedroom apartment at Kosmos, and run to €778,500 for a two bedroom apartment in the finished development at Los Álamos. On the cheapest home in each, the new building works out between €4,319 and €8,462 per square metre, against idealista’s 2026 average of €4,229 for resale homes in the town.
A new build pays 10% VAT and 1.2% stamp duty on top of the price, plus notary, registry and your lawyer, so plan for 12 to 14% in all. A resale pays 7% transfer tax instead, about 10 to 11% in all. Then the annual side: IBI to Torremolinos town hall, rubbish collection and the community fee. A development with a heated indoor pool, a gym and a cinema room, as Magna will have, costs more to run than a block with one pool, so ask for the budget as well as the price.
Starting prices and €/m² figures are from the developers’ price lists on file in October 2026, cheapest home in each development. The Torremolinos average is idealista’s 2026 figure, as used on the areas page.
What the new building costs, development by development.
This site holds no idealista district table for Torremolinos, so there is no asking-price line street by street. What it holds is the developers’ own starting prices for every development in the town, worked out per square metre on the cheapest home in each. Dearest first, with the town’s idealista average underneath for scale.
The Kosmos line is the one to look at hardest. It is within about 2% of the town’s resale average, it is being built now for handover in the fourth quarter of 2028, and Montemar Alto station is fourteen minutes on foot. What it gives up is the beach on foot: La Carihuela is seven minutes by car. For a new two bedroom apartment with a pool and a spa at €395,000, twelve minutes from the airport by car, there is not much else in the town to set against it.
What each rung of the ladder looks like.
These are the starting prices of the five new developments on file for Torremolinos, from the developers’ own price lists, cheapest first. Only one is finished, at Los Álamos.

Can you buy a finished new build in Torremolinos?
Yes. One of the 5 developments here is finished, so you can walk round the home itself before you buy. It is Alborán Bora, from €778,500.
Nearby, and worth a look.
Looking for a buyer’s agent in Torremolinos?
That is what I do. I’m Michael from Lunessa Homes — a British buyer’s agent living in Málaga, fluent in Spanish, working on the buyer’s side of the search. One client at a time, and Torremolinos sits inside the stretch of coast I cover, Estepona to Nerja.
- Viewings you don’t have to fly for. I walk Torremolinos myself and report back straight — including the places that aren’t worth your trip.
- A price sense you can hold me to. lowest new-build starting price is €382,000. When an asking price ignores that, I’ll tell you.
- Local, not general. Under 20 min to Málaga airport by car — the kind of detail that decides a street, and only shows up on the ground.
- The parts that trip people up. The NIE, the lawyer, the bank, the paperwork in Spanish — handled alongside the search, not left to you afterwards.
