Amaranta Living is ninety-one homes on a plot inside the Casares Costa Golf course, seventy-four of them apartments and the other seventeen penthouses. The plans run to two and three bedrooms. A home on the ground floor is given a garden, one of them as large as 265 square metres, and higher up the terraces reach close to a hundred. Each home comes with a parking bay and a store below ground. The built area printed against each home here is the area of the home itself, with the terrace and the garden counted separately beside it, so nothing is added in twice.

What comes with every home.
Foundations and frame
Reinforced concrete foundations set out from a ground study of this plot, with a reinforced perimeter wall below ground, waterproofed on the outside and drained along its edge. The frame above is concrete pillars carrying slab or waffle slab. Walls between neighbours are double brickwork with acoustic insulation between the leaves and anti-vibration strip sealing the points where sound would otherwise pass. Dividing walls inside the home are double hollow brick, or double plasterboard with insulation in the void.
Windows and blinds
Lacquered aluminium or PVC, thermally broken, in a colour chosen to read against the facade. Every window and door is glazed double with an air chamber behind it. Bedrooms take aluminium slat blinds or roller blinds. Air can be let in through the frame itself without the window being opened.
The joinery
A modern front door to each home. The inside doors are hung to the architect’s design with rubber seals and a gap at the foot for air to move. Wardrobes are built in and lined, with a metal rail, a shelf above it deep enough for luggage and drawers at the base. Off the main bedroom there is a walk-in wardrobe and a bathroom of its own.
Surfaces and ceilings
Bathroom walls put porcelain on the wet side and paint on the rest. Plaster panel ceilings drop where pipework and ducting have to be concealed and are finished in a smooth paint, with the remaining walls painted to match in a colour set by the project. The roofs above are sealed by two layers of membrane over insulation, laid with porcelain where people walk and loose gravel where they do not.
The kitchen
Italian in style, fitted top and bottom with deep units under a porcelain worktop and upstand that resists scratching and heat and wipes clean. Fitted with it are the hood above the hob, the ceramic hob itself, an oven and a microwave, a washing machine and, behind matching doors, the dishwasher and the refrigerator.
The bathrooms
White vitrified porcelain fittings and shower trays in resin. The main bathroom takes a double basin set into a drawer unit and the others a single one. Showers and baths are screened in clear sliding glass treated to shrug off limescale. Taps are chrome mixers. There is a stopcock for the home and another for each wet room, so one can be worked on without shutting off the rest.
Air conditioning and ventilation
An air-to-air system delivered through fibre ducting hidden above the ceilings, with white lacquered grilles and a digital thermostat. Ventilation follows the building code, air drawn in at the window frames and pulled out through vents in the bathroom and kitchen ceilings. The taps and fittings through the home are the water-saving kind.
Power and data
A high electrical rating to the home, wired to the regulations in force. Fibre optic and coaxial cable are brought in under the national telecommunications rules, so any digital service on offer can be taken up without further work.

Work has started at Amaranta Living, and the homes are still being sold before they are finished. Ten thousand euros and tax hold one. Signing the private purchase contract, which follows the building permit, brings what has been paid up to thirty per cent. A further tenth falls due six months after that, and the rest when the deed is signed, which waits in turn on the certificate that allows the building to be lived in. Value added tax adds ten per cent to the price and stamp duty a further 1.2 per cent. The developer has not yet put a date on handover.
Where a building is already going up the value is in the detail: walking the site with you as it changes, holding what the sales office says against what the plans and the written specification actually commit to, and doing the negotiating on the home rather than on the brochure.
