What is being built

Pure Sun 2 is the second phase of Pure Sun Residences, 100 apartments and penthouses in low white buildings set around gardens and a pool on the slope above San Luis de Sabinillas. Every home faces south. The ground-floor apartments have three bedrooms, two bathrooms and a terrace that is partly covered and partly open. The penthouses are duplexes with two bedrooms, a terrace off the living room and a private solarium of more than 60 square metres on the roof, looking out over the coast to the sea. Residents share a gym, a spa, a coworking room and a lounge as well as the pool.

What comes with every home.

Air conditioning and hot water

Ducted air conditioning that heats and cools the living room and the bedrooms. Hot water comes from a central aerothermal system, which draws heat from the outside air rather than burning gas.

Kitchen

Fully fitted, with a Compac worktop or similar and Balay appliances or similar: induction hob, oven, extractor, microwave, and an integrated fridge and dishwasher. LED strip lighting runs under the wall units.

Floors and finishes

Ceramic tiles throughout, laid directly, with a choice of finishes, and ceramic on the terraces. Three finish ranges are offered for the inside of the home.

Bathrooms

Ceramic tiling, low shower trays with glass screens, thermostatic chrome taps and a large rain shower head in the main bathroom, with white porcelain fittings and a vanity unit in walnut in the main bathroom.

Windows, doors and wardrobes

PVC or aluminium frames with a thermal break, which stops the cold crossing the frame, and insulating glazing, with safety glass low down. The front door is armoured, the inside doors are lacquered white, and every bedroom has a fitted wardrobe with a chest of drawers.

Structure and insulation

A reinforced concrete frame, with brick outer walls rendered and painted and insulated with sprayed foam or rock wool. The flat roof is insulated and finished in gravel.

Power and connections

Data and television points, fibre-ready wiring, a television point and a double socket on the terraces, and a video entry phone at the building entrance and the main gate. The penthouse solariums are prepared for a shower.

Buying this as a new build

Building work began in October 2024, and handover is estimated for the second quarter of 2027. A reservation of €6,000 is followed by 20% at the private purchase contract, a further 10% during the build and the remaining 70% at the deed, each with IVA added. The money paid before the deed is covered by an insurance guarantee.
