Every home has two or three bedrooms, two bathrooms and a terrace, which measures from about 12 square metres to more than 100. On one of the three bedroom plans in the later phase, the living room and kitchen share a single room of about 28 square metres, and the floor space inside the walls comes to about 82 square metres. A larger three bedroom plan in the earlier phase has a living room and kitchen of about 33 square metres, a main bedroom of about 19 and a small utility room, with about 91 square metres inside the walls. The kitchen is delivered with an oven, an induction hob, a fridge and a dishwasher. Each home has its own parking space in the garage and its own storeroom, and the residents share three pools, a gym and the gardens.
Shared between the homes
Each home has its own air conditioning, delivered through ducts. Hot water comes from solar panels on the roof, with an electric tank as a backup. A mechanical system draws stale air out through the kitchen and the bathrooms.
Fitted with wall and base units and a worktop of natural quartz bound with resin, with the same material on the wall between the units. An oven, an induction hob, an extractor hood, a fridge and a dishwasher are included, with a stainless steel sink and a single-lever tap.
Large porcelain floor tiles throughout the home, the kitchen and the bathrooms included, with a matching skirting. The terraces are laid in a non-slip porcelain. Walls are painted smooth, and lowered ceilings cover the hall, the corridors, the kitchen and the bathrooms.
A non-slip shower tray, chrome single-lever taps and a wall-hung unit with two drawers under a white porcelain basin. The walls are tiled in stoneware.
White PVC window frames with double glazing that holds back heat, cold and noise, and roller blinds with PVC slats in every bedroom. The front door is armoured, with a three-point lock and hinges that cannot be levered off. Inside doors have a textured wood finish, and the fitted wardrobes have sliding doors, a shelf and a hanging rail.
The outer walls are built in two layers, brick outside and plasterboard inside, with glass wool insulation between them. The walls between one home and the next are sound-resistant brick lined on both sides, and a sheet laid under the floors cuts the noise of footsteps from the home above.
Television and telephone points in the kitchen, the living room and the bedrooms, wiring ready for cable television, and an electronic entry phone. Entry to the buildings is controlled, and the garage door opens automatically.
Near the beach at La Chullera in the south of Manilva, six minutes by car from the marina at Puerto de la Duquesa.
Both phases are built to the same written specification. Work on the later phase is under way, and handover of the homes in both phases is estimated for the second quarter of 2027. The prices shown are before IVA, the 10 per cent VAT charged on a new home.
