La Duquesa averaged €2,678 a square metre on idealista’s asking prices for August 2026, and the marina below it, Puerto de la Duquesa, €3,549. The rate above falls between the two. Manilva as a whole reached €3,035 that month, the highest on idealista’s record for the town and 11.3 per cent up over the year, so the resale prices this is measured against are moving. Alonia Manilva is a large complex of 105 two and three bedroom homes, on the hillside above Puerto de la Duquesa between the town of Manilva and San Luis de Sabinillas. This second phase is on sale now. Every home has its own terrace, with a garage and a storeroom included, and the top-floor penthouses take the largest of them, with views over the golf course and the sea.

Fitted with wall and base units, a compact-material worktop and upstand, and the appliances included: electric oven, induction hob, extractor hood, fridge, dishwasher and microwave, with a stainless steel sink and mixer tap.
Ceramic stoneware flooring throughout, with a white lacquered MDF skirting board and top-quality ceramic tiling in the bathrooms. Interior walls are a smooth, soft-coloured plastic paint, and a false ceiling runs wherever the air conditioning ducts do.
White vitrified porcelain sanitaryware, with an extra-flat walk-in shower. The main bathroom has a vanity unit and thermostatic shower taps; the second has mixer taps on the washbasin, and both have a mirror.
PVC or aluminium window frames on a metal-framed façade opening, with a thermal break and double glazing for heat and sound. Bedroom blinds are aluminium slats with injected insulation. The entrance door is reinforced and lacquered white, with modular wardrobes to match the interior doors.
Reinforced concrete with two-way floor slabs. The outer wall is brick masonry with interior thermal insulation and an air cavity, lined with plasterboard, and the walls between homes carry the same insulation on both sides.
Wiring to the Low Voltage Electrotechnical Regulations, with sockets for television and telephone in the living room and bedrooms, and a video intercom at the development’s access points and at the door.

BB is the rating the developer states for this building, covering both the energy it uses and the carbon dioxide that goes with it, on the Spanish scale that runs from A at the top to G at the bottom. The developer notes the rating is provisional and subject to change at the design stage.

Alonia is being sold in phases, and this second one is on sale now with work already under way on site. Money paid before completion is held under a bank guarantee, and the balance is due at the notary once the phase is finished. No handover date has been published yet.
On a complex sold in phases that means being clear about which phase a home actually belongs to, going to the site with you to see what has been built so far, and checking the finished home against the specification before you take the keys.
