Buying property in Manilva.
The last town on the Costa del Sol before Cádiz province, with the marina at La Duquesa, the seaside town of Sabinillas and the old village on the hill. Eleven new developments from €288,000, and Gibraltar airport nearer than Málaga’s.
The western end of the coast, between the marina at La Duquesa and Sotogrande.
Manilva is a municipality of its own, the last on the Costa del Sol before the province of Cádiz, and this site files it under Estepona’s area. It broke away from Casares in 1796. The town hall counts three centres. The village of Manilva sits on higher ground a little inland. San Luis de Sabinillas is the seaside town, with a Blue Flag beach in front of it. El Castillo is the area around the Castillo de la Duquesa, beside the marina. Around them are many urbanisations, and the town hall says the population nearly triples in summer.
Eleven of the developments on this site are here. They run from Alonia, flats on the hill above the marina at La Duquesa, to townhouses on the slopes of La Chullera towards Sotogrande, and two schemes by the sea: Vesta Mare, beside the castle at La Duquesa, and Nubay, a hundred metres from the beach at La Chullera. The marina at Sotogrande is 10 to 16 minutes by car, Estepona 15 to 28, and Gibraltar airport is nearer than Málaga’s.

What I actually know about Manilva
- Eleven new developments are on file for Manilva, with starting prices from €288,000 to €1,325,000 on the developers’ lists in October 2026. Eight are under construction, two are selling before building starts and one, Blue View Heights, is finished.
- Manilva averages €3,043/m² (idealista, September 2026), a record for the town and 11.3% up on a year earlier. Puerto de la Duquesa is the dearest district at €3,543/m², San Luis de Sabinillas asks €3,056/m² and the village of Manilva €2,752/m².
- Sabinillas and Las Gaviotas beaches and the marina at Puerto de la Duquesa all hold Blue Flags for 2026. The town hall counts a little over eight kilometres of beaches, from the coves at Punta Chullera to Los Toros by the border with Cádiz.
- The Castillo de la Duquesa was built in 1767 and houses the town’s archaeology museum. Beside it are the remains of a Roman villa, baths, a necropolis and a fish-salting works in use from the first to the fifth century, and the plans for Vesta Mare include a museum of the Roman finds on its own plot, open to visitors.
- La Duquesa Golf, 18 holes designed by Robert Trent Jones, has been open since 1986. By the developers’ figures, Finca Cortesín, over the boundary in Casares Costa, is 10 minutes from Amphora Beach Residence, and Valderrama 13 to 14 minutes from the townhouses at La Chullera.
- Manilva has one public health centre and one local surgery (Andalucía’s statistics office, 2025). Its public hospital is the Hospital Costa del Sol in Marbella, and Estepona’s public hospital has had a 24-hour emergency department since July 2022.
- Of the international schools, Sotogrande International School teaches the IB from six months to eighteen and takes boarders, and Sotogrande’s marina is 10 to 16 minutes by car from the developments here. Manilva itself has three primary schools and one secondary school (Andalucía’s statistics office, 2023–24).
- Andalucía’s statistics office counted 18,044 residents in 2025, 7,047 of them foreign nationals. The British are the largest group, at 32.4% of the foreign residents.
- By the developers’ figures, Gibraltar airport is 28 to 39 minutes by car and Málaga airport 55 to 74 minutes.

Worth knowing about Manilva.
Holiday lets are closed along the coast.
In December 2025 the town hall suspended new tourist lets for up to three years in the coastal areas it classed as under pressure, including Puerto de la Duquesa, Los Hidalgos, El Hacho and Princesa Cristina. That covers new builds as well as resales. Moon 64 is in Los Hidalgos, and Alonia and Vesta Mare are close to the port. If letting is part of the plan, the tourist licence position has to be checked for the exact address before you reserve.
One price per metre stands apart.
Nubay asks €9,947/m² on its cheapest home, three quarters above the next dearest development here and more than three times the Manilva average. It is a hundred metres from the beach at La Chullera, with a spa, a gym and 5,000 square metres of gardens beside a public park that runs to the shore. That is what a position by the sea costs on this coast. Every other development on file starts under €5,700/m².
Two roads, one with a toll.
The A-7 is free and carries the local traffic, with many junctions straight onto it. The AP-7 toll motorway runs behind it, with a toll at Manilva of €2.45 for a car in normal season and €4.05 from June to September and at Easter, at 2026 prices. Time the drive to Estepona at school hours before you commit.
Resale is most of the market.
In 2025, 1,030 resale homes changed hands in Manilva against 92 new ones (Andalucía’s statistics office). The eleven developments on this page are a small part of what sells here. If none of them fits, the same money buys a finished resale with no wait, and I run the same checks on it.
Much of it is still to be built.
Eight of the eleven are under construction, and Moon 64 and Vesta Mare are selling before building starts, with handovers given for the end of 2028. Blue View Heights is the one finished development, with townhouses ready now. Everything else means stage payments against a bank guarantee and a wait.
Golf frontage is a view, not a membership.
Moon 64 sits below La Duquesa Golf, and the townhouses at La Chullera are 13 to 14 minutes from Valderrama. Owning beside a course gives you the outlook and nothing else, and club access is a separate question with its own cost. If golf is the reason for the move, the golf guide covers the courses from Manilva to Nueva Andalucía, these included.

What it costs, and what it costs to hold
The new developments on file for Manilva start at €288,000 for a two bedroom apartment at Alonia, above the marina, and seven of the eleven start under €400,000. The townhouses at La Chullera start between €395,500 and €465,000, and Nubay, by the beach, at €1,325,000. Per square metre, the cheapest homes run from €2,858 at Blue Marine to €9,947 at Nubay, against €3,043 for Manilva as a whole in September 2026.
A new build pays 10% VAT and 1.2% stamp duty on top of the price, plus notary, registry and your lawyer, so plan for 12 to 14% in all. A resale pays 7% transfer tax instead, about 10 to 11% in all with the fees. Then the annual side: IBI to Manilva town hall, rubbish collection and the community fee. Several of the developments here run a spa as well as the pool and the gym, and the fee follows what is shared.
Starting prices and €/m² figures are from the developers’ price lists on file in October 2026, cheapest home in each development. The Manilva figures are idealista asking prices for September 2026, from its public price report.
What Manilva costs, development by development.
These are the developers’ own starting prices for every development on file in Manilva, worked out per square metre on the cheapest home in each, dearest first. Idealista’s September 2026 average for the town sits among them for scale. The spread runs from under the resale average to more than three times it.
The three Metrovacesa townhouse schemes at La Chullera are the lines to look at hard. Blue Marine, Blue View Heights and Blue Wave all sit within 8% of the Manilva resale average per metre, for new houses with a shared pool, gardens and parking between La Duquesa and Sotogrande. Blue View Heights is finished, which takes away the wait.
What each rung of the ladder looks like.
These are the starting prices of the eleven new developments on file for Manilva, from the developers’ own price lists, cheapest first. Seven of the eleven start under €400,000.

Two questions about new builds in Manilva
How far is the nearest golf course from the new builds in Manilva?
5 of the 11 developments here give a distance to a golf course. The nearest are Amphora Beach Residence (La Duquesa golf course, 7 minutes by car), Nylva Homes (La Duquesa golf course, 12 minutes by car) and Blue View Heights (Real Club Valderrama golf course, 13 minutes by car). Each development’s page lists what is near it.
When will the new builds in Manilva be finished?
The developers give a handover date for 8 of the 11 developments here. The first is Amphora Beach Residence, with handover in the second quarter of 2027, and the last is Vesta Mare, with handover in the fourth quarter of 2028. These are the developers’ own estimates. One of the 11 is already finished.

Looking for a buyer’s agent in Manilva?
That is what I do. I’m Michael from Lunessa Homes — a British buyer’s agent living in Málaga, fluent in Spanish, working on the buyer’s side of the search. One client at a time, and Manilva sits inside the stretch of coast I cover, Estepona to Nerja.
- Viewings you don’t have to fly for. I walk Manilva myself and report back straight — including the places that aren’t worth your trip.
- A price sense you can hold me to. lowest new-build starting price is €288,000. When an asking price ignores that, I’ll tell you.
- Local, not general. 28–39 min to Gibraltar airport by car — the kind of detail that decides a street, and only shows up on the ground.
- The parts that trip people up. The NIE, the lawyer, the bank, the paperwork in Spanish — handled alongside the search, not left to you afterwards.
