The lowest-priced home, a three-bedroom apartment on the ninth floor, works out at €18,733 per usable square metre. Measured on the developer’s built total of 181.66 square metres, which also counts the terrace, the same home comes to about €11,800 a metre. Both are well above the €3,937 a square metre that idealista gives as Málaga’s 2026 average, a figure taken across the whole city and not only its seafront. What is being built

Octavia is 40 homes between Málaga’s city centre and the airport, seven minutes on foot from Sacaba beach. Every home has a terrace with a view of the sea. The homes have between two and five bedrooms, and at the top are duplexes on the ninth floor whose living rooms rise through two storeys. The roof holds an infinity pool, and the shared rooms below include a gym, a coworking space and a social room.

AThe developer rates the building A for energy, the highest grade in Spain. It also holds a BREEAM certificate, the British assessment of how sustainably a building is designed and built.

Buying this as a new build

Octavia has been under construction since March 2024, and I will confirm the current handover date with the developer for you. The price is split 30, 10 and 60 per cent: the first part at the private contract, the second during construction and the rest on completion, all plus IVA. Every payment, the reservation included, is guaranteed by Banco de Sabadell and paid into a separate account, according to the developer.

With the building under way, my work is to confirm the handover date and which homes are available, go through the bank guarantee and the contract alongside your lawyer, and walk through the finished home with you when it is ready.

What taxes are paid when buying at Octavia?
A new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD), both worked out on the price. At the starting price of €2,150,000, that is €215,000 in VAT and €25,800 in stamp duty. Notary and land registry fees come on top.
