What to know about Málaga and the east coast.

Málaga is a real Spanish city that happens to have a beach, with museums, markets, a port, the high-speed train to Madrid and an international airport, all inside the city limits. New building in the centre is rare, because there is so little land. What does come up is fitted in among existing buildings and goes quickly.

East of the city the coast changes character. Rincón de la Victoria is the first town past Málaga, home to many people who work in the city, with a long promenade. Beyond it begins the Axarquía, around Vélez-Málaga, its main town, and Torre del Mar, its resort on the sea. This is the least touristy stretch of the Costa del Sol, with a mostly Spanish crowd and prices to match.

Further east is Torrox, quieter and cheaper than its neighbour Nerja. Beyond Nerja, just over the border in the province of Granada, is Almuñécar, on what is called the Costa Tropical there. One development there is included below, because I can show it to you.

This is the side of Málaga I drive most often. For anyone who would rather live among Spanish neighbours than among other foreigners, and pay local prices rather than a premium, this is the stretch of coast to look at.

What does a new build cost in Málaga and the east coast?

Starting prices run from €259,950 to €2,150,000, and the middle starting price is €360,000. On the developers’ current lists, the cheapest one-bedroom home is €290,900 at Azure Living, the cheapest two-bedroom home is €295,000 at Sea Views, the cheapest three-bedroom home is €373,000 at Costa Galera III and the cheapest four-bedroom or larger home is €695,000 at Idilia Meraki. These are the developers’ prices, before tax and the costs on top.

Are any ready to move into?

3 are finished: Idilia Terram, Metropolitan Homes and Idilia Meraki. A finished home can be viewed as it is and bought without stage payments.

When will the others be finished?

Where the developers give a handover date, the earliest estimate is the second half of 2026 and the latest the third quarter of 2028.

What tax do you pay on a new build?

A new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD) in place of the 7% transfer tax on a resale. On €360,000, the middle starting price here, that is €40,320. With the lawyer, the notary and the registry, plan for €43,200 to €50,400 on top of the price. The cost of buying has every line.

How do the payments work if you buy off-plan?

Buying before the keys means paying in stages while the building goes up. Buying off-plan in Spain covers how those payments are protected and the checks before you take the keys, and new build or resale sets the two side by side.

How far is Málaga and the east coast from Málaga airport?

By the developers’ figures, the centre of Málaga is about a quarter of an hour from the airport, Rincón de la Victoria about half an hour, Vélez-Málaga, Torre del Mar and Torrox about 40 minutes, and Almuñécar about an hour.
