The lowest-priced home, a one-bedroom apartment on the third floor, works out at €4,271 per built square metre. Set against idealista’s 2026 average for the city of Málaga, €3,937 a square metre, that is about eight per cent more. The city figure is taken across every district, from the historic centre to the outskirts. What is being built

Bulevar 360 is 165 homes in curved buildings set around a central garden. They have one to four bedrooms, and each has a terrace, from homes with gardens on the ground floor to penthouses at the top. The central garden holds a saltwater pool, a lawn for exercise, a children’s playground and a small grove of birch trees, and there is a gym indoors.

What comes with every home.

Floors

GRATO TechStep laid through every room, so the floor carries on without a join from one room to the next. The planks are long and wide, modelled on natural wood parquet, with a rigid limestone and polymer core, a built-in acoustic underlay rated at 16 decibels and a water-resistant surface.

Bathrooms

GRATO ceramic walls in 30 by 90 centimetre tiles, in a choice of two colour schemes, light or beige. A GRATO vanity with a drawer and a lower shelf, a granite-finish shower tray, a fixed glass screen two metres high, a telescopic thermostatic shower column, and a mirror with its own lighting.

Kitchen

Open or closed, depending on the layout. The units are by GRATO, built on board that resists moisture, with handles recessed into the fronts, soft-closing Hettich hinges and drawers tested for 60,000 openings. Siemens supplies the induction hob, extractor, oven, microwave, fridge and dishwasher.

Doors and wardrobes

An armoured front door, white inside and grey outside, with a recessed security lock. White lacquered doors inside, and bedroom wardrobes with white lacquered doors and a light grey interior, sized to take IKEA’s storage fittings so you can arrange them as you like.

Air conditioning and hot water

A single high-efficiency aerothermal unit, which draws on heat in the outside air, makes the hot water and supplies ducted air conditioning for the living room and bedrooms. It is controlled from the living room.

Windows and terraces

Lacquered aluminium frames with insulation built in to stop heat passing through, double glazing, and aluminium shutters for the bedrooms and living room. The terraces are floored in GRATO Mons Grey porcelain, edged in precast concrete with a metal lattice rail, and screened from their neighbours for privacy.

AThe developer gives the rating as AA, the top grade on both halves of the Spanish certificate, energy and emissions. The project has also been awarded BREEAM, the British certification scheme for sustainable buildings.

Buying this as a new build

The building licence and the start of work both date from August 2025, and handover is expected in the fourth quarter of 2027. Most of the price is left until the end: 20 per cent at the private contract, 10 per cent during construction and 70 per cent at handover. IVA is added to all three. Payments made before completion are, the developer states, guaranteed by Azuaga Companhia de Seguros, an insurer, and deposited in an account opened for the purpose.

On a scheme of this size the useful work is in the choosing: which floor, and whether an open kitchen or a closed one suits you better. I then check each stage payment against the insurer’s guarantee with your lawyer, and look over the finished home with you ahead of handover.

What taxes are paid when buying at Bulevar 360?
A new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD), both worked out on the price. At the starting price of €299,000, that is €29,900 in VAT and €3,588 in stamp duty. Notary and land registry fees come on top.
