Fuengirola across all its districts was €4,451, pulled up by the seafront and by El Higuerón at €5,596. This scheme is in the cheaper half of the town, which is where the starting price comes from. Luminal Homes is 218 homes set out in an open C around the gardens, with penthouses on the top floor. Each home has one, two or three bedrooms, a parking space and a storage room, and they run from 73 square metres to over 180. A sliding partition lets one bedroom be opened into the living room, and many of the homes can take a small private pool on their own terrace. The shared ground outside runs to an adult pool and a children’s pool, a sauna, a gym, a coworking room with its own heating and cooling, and a laundry with washing machines and dryers.
Shared between the 218 homes
A reinforced concrete frame on a continuous slab foundation, with a double-leaf façade: perforated brick outside under a single-coat render and anti-crack paint, an insulated cavity, and an acoustically insulated plasterboard lining inside. The walls between homes are solid perforated brick with mineral wool and a plasterboard lining on each face.
Thermally broken lacquered aluminium frames, sliding onto the terraces and sliding or casement elsewhere, with double glazing specified room by room for solar control and low emissivity. An armoured entrance door with a security lock, internal doors in white lacquered MDF with acoustic and thermal seals, and fitted wardrobes with hanging rails and drawers.
Large-format porcelain inside, carried out onto the terraces in a non-slip version of the same model and colour, with porcelain floors and wall tiling in both bathrooms.
Fully fitted with wall and base units and a porcelain worktop, and a Candy fridge, microwave, oven, induction hob, extractor hood, sink, dishwasher, washing machine and tumble dryer.
A ceramic basin built into a vanity unit, a solid-surface shower tray with a screen, an LED-lit mirror and a vitrified china WC in both bathrooms, with a thermostatic shower column in the main one.
An aerothermal system running both the air conditioning and the hot water, with plasterboard ceilings in the halls and bathrooms to hide the ductwork.
Wiring sized for a high electrical rating, television and cable points in the living room, bedrooms and kitchen with the aerial installation shared across the building, telephone points in the same rooms, and a video entry phone with a camera at the building door and a monitor in every home.
BB is the rating the developer states the scheme will reach, on the Spanish scale that runs from A at the top to G at the bottom. The certificate is still being processed, so this is the design target rather than a measured result on a finished home.
Los Pacos, between Calle Malvarrosa and Camino de la Cantera, on the northern edge of Fuengirola and a few minutes from the A-7.
This is being sold off plan, ahead of construction starting on site. A reservation holds the home at today’s price, and the balance is then staged against the build as it goes up, through to handover in the third quarter of 2028.
That means reading the developer’s licence and the guarantee covering your stage payments before anything is transferred, and going through the plan, the orientation and the floor a home sits on with you before you settle on one, since the homes face different ways.
