Edificio Gimena: new build apartments in central Fuengirola
Two and three bedroom apartments · Under construction
from €289,000Before IVA
Two bedroom apartments and a three bedroom penthouse on a pedestrian street in the old centre of Fuengirola, about 300 metres from the seafront promenade. The building is in its final stage, with the deeds expected from November 2026 and prices from €289,000 before IVA.
The lowest-priced home, a two-bedroom apartment on the first floor, works out at €5,736 per built square metre. Fuengirola as a whole averaged €4,451 a square metre in asking prices in 2026 on idealista’s figures, so this apartment comes in about 29 per cent higher. That average takes in older buildings right across the town. The area used here is the apartment’s own built floor, without a share of the stairs and the lift. The price table for the area is on the Fuengirola & Mijas Costa page.
What is being built
Seven apartments make up Edificio Gimena, on the pedestrian Calle Gimena in the old centre of Fuengirola. Below the top floor they are two bedroom apartments, each with one bathroom and a living room that takes in the kitchen along one wall. The penthouse has three bedrooms, one of them en suite, and a terrace of 19 square metres. A lift serves every floor. The seafront promenade is about 300 metres away, and the town hall, the shops and the restaurants of the centre are a few minutes on foot.
The specification
What comes with every home.
Structure and walls
A foundation slab of reinforced concrete, chosen after a study of the ground, carries concrete columns and concrete floors 30 centimetres thick. The outside walls and the walls between homes are two layers of brick with insulation between them. The walls inside each home are brick finished in plaster, built to pass the sound tests the building code sets. The front of the building is faced in ceramic panels fixed to the wall, alongside render in several colours.
Floors, walls and ceilings
The same large porcelain tile, from Porcelanosa or a similar maker, runs through the living room, the kitchen, the bedrooms and the bathrooms. Walls and ceilings are painted smooth white. The ceilings are plasterboard, with a recess round the edge for hidden lighting, and the bathroom ceilings lift out for access to the services. The penthouse terrace has a raised non-slip floor that hides its drainage.
Windows and shutters
Aluminium frames with a thermal break, an insulating strip through the frame that stops cold crossing it. The double glazing has an air gap and is made to cut street noise and to keep the sun’s heat out. Depending on the room, windows open inwards, tilt in from the top or are fixed, and the bedrooms have roller shutters worked by a motor.
Doors and wardrobes
A reinforced entrance door in white lacquer, and white lacquered doors inside with satin chrome handles. The built-in wardrobes have lacquered fronts, sliding or hinged, with a hanging rail and a shelf inside.
Bathrooms
White sanitaryware from Porcelanosa, a basin set into a unit with a single-lever tap, and a shower tray with a mixer and a glass screen. The walls of the shower are tiled in Porcelanosa porcelain.
Air conditioning, ventilation and hot water
Each home has its own air conditioning, blown through ducts to the living room, the dining area and the bedrooms, with the outside unit on the roof. Fans draw air out of the bathrooms and the kitchen, and each kitchen has its own flue for cooking smoke. Hot water comes from a 50 litre electric tank in each home, topped up by a solar water heater on the roof for each home.
Lighting, power and security
A high-capacity electrical installation with LED lighting, dimmers and motion sensors. Telephone and television points in the living room and the bedrooms, an entry phone in every home, and wiring ready for an alarm. Home automation can be added on request.
The kitchen along one wall of the living room, with marble-effect tiling behind the worktop, rose-toned cupboards and a small dining table by the window.
