Idealista puts Fuengirola’s 2026 asking average at €4,451 a square metre, the highest along the central stretch of the coast, with the seafront and the town centre carrying most of that weight. Los Pacos is a residential area on the northern side of town, about two kilometres from the sea, and the lowest-priced home here comes in below the town-wide figure. The new phase of Residencial Sunhill adds fifteen homes to the existing residence, on Calle María de las Mercedes in Los Pacos. Each of them has two bedrooms, two bathrooms, an open-plan living room with an L-shaped kitchen, and a terrace. Private gardens go with the homes on the lowest floor, and the penthouses on top have large terraces, two of them with a roof terrace of about 100 square metres. Residents share the pool, the gym, the sauna and the laundry room, and each home comes with a space in the garage.

Ducted air conditioning that heats and cools, with an A+ efficiency rating. Hot water comes from an aerothermal heat pump with its own storage tank, which draws heat from the outside air, and a ventilation system brings in fresh air continuously.
An L-shaped kitchen open to the living room, with lacquered wall and base units, a quartz worktop and matching splashback, and a stainless steel sink set under the worktop. The induction hob, oven, microwave, dishwasher and fridge are included, and there is space for a washing machine.
Porcelain tiles throughout in a choice of cream or grey, with a non-slip tile on the terraces.
The main bathroom is tiled in a gloss marble-effect porcelain, and the second in a wood-effect porcelain with white walls. Both have white porcelain sanitaryware, a low resin shower tray, single-lever taps that save water and a vanity unit with drawers and a built-in basin.
Window frames with a thermal break, an insulating strip that stops cold crossing the frame, and double glazing with a sealed air gap. The façades are insulated against heat and sound, and the roof and floors have improved waterproofing.
In Los Pacos, a residential area on the northern side of Fuengirola, next to the Syalis primary school and about two kilometres from the beach at Los Boliches.
The building has been going up since October 2025, and handover is estimated for September 2027. The payment plan is short: €10,000 to reserve, 30 per cent when the private contract is signed, and the other 70 per cent on completion, when the licence to live in the homes has been issued and the deed is signed. IVA is due on top of every payment.
Seventy per cent of the price falls due at the end, so my attention goes on the 30 per cent paid during the build: confirming it is covered by a bank guarantee, following progress on site, and checking the finished home with you against the specification.
