Las Lagunas averaged €3,323 a square metre on idealista’s asking prices for August 2026, below the €3,684 Mijas averages across the whole municipality and well below La Cala de Mijas at €4,593. The difference is mostly the distance to the sea. Three kilometres inland buys a good deal more floor for the money here. The price table for the area is on the Fuengirola & Mijas Costa page.

What is being built

Phase Three runs along the south-western edge of the plot, and it is the part still being built. All 104 homes have two or three bedrooms, across six layouts on each floor plus penthouses above them, and each comes with its own terrace and a space in the garage. It is specified differently from the two finished phases in ways a buyer will notice: the outer walls are brickwork under a render that alternates white and grey panels rather than the prefabricated panels used next door, the kitchen worktop is Silestone instead of laminate, and a fridge, a washing machine and a dishwasher are included. Everything shared sits on the same plot and is already built and in use: both pools, the court, the climbing wall, the roof terrace and the planting between the buildings.

Shared between the 104 homes

  • A long pool for swimming and a shallow one for small children, with paved and grassed sunbathing areas running along both.
  • A marked sports court, and an outdoor exercise circuit of fixed steel frames set under the shelter of the building.
  • Sheltered play space for children, with a climbing wall and games areas that stay usable in the heat and the rain.
  • Planting arranged as a series of separate garden rooms with seats and tables, and a communal growing plot of raised beds.
  • A terrace on the roof for everyone in the building, with an outdoor kitchen, a table to eat at, sun loungers and shaded seating.
  • A closed urbanisation entered past a gatehouse, with wifi reaching the shared areas.
  • An underground car park entered through a motorised gate, which opens from a remote or a phone, and ducting is run ready for electric car chargers.
  • Artificial stone to the entrance halls and staircases, and movement-sensor lighting through the lobbies, the lift halls and the garage.

The specification

What comes with every home.

The outer walls

The frame and foundations are reinforced concrete, signed off as the work goes up by an inspection body independent of the builder. Where the earlier phases used factory-made panels, this one is laid in brick, with two insulating layers and a cavity between them, plasterboard on metal studs inside, and a continuous render outside in alternating panels of white and grey. Balcony fronts are part solid wall, part glass. The flat roofs above take a two-layer waterproof membrane and a double thickness of insulation wherever a room sits underneath.

The kitchen

Fitted wall and base units under a Silestone worktop. A ceramic hob, an oven and an extractor hood come with the home, and so do a fridge, a washing machine and a dishwasher, which the two completed phases do not include.

Underfoot and overhead

Hallways, bedrooms and the living room take laminate rated AC4, bedded on a sound-deadening layer. Bathrooms and any kitchen that is a room of its own get ceramic stoneware, and where the kitchen runs into the living space the laminate carries on in a version made for damp. Ceilings are plastered and painted, dropped only where the pipework above leaves no choice.

Glazing, doors and storage

Frames come in lacquered aluminium or PVC, broken thermally so that heat does not travel straight through them, and glazed double with a sealed cavity. Bedroom windows tilt and turn inwards, or slide where the plan demands, and shut behind lacquered blinds. Anything at street level carries anti-intrusion protection. The front door is armoured and white on the inside to match the passage doors, and each bedroom has a built-in wardrobe with a shelf and a rail.

The bathrooms

Walls tiled in ceramic, floors in stoneware, ceilings painted. Whether a room takes a bath or a shower tray depends on the space it has. Basins and WCs are ceramic and the taps are single lever.

Air, warmth and hot water

One ducted system both heats and cools, feeding grilles in the living room and in each bedroom. Hot water is made by an air source heat pump. Stale air is drawn off and replaced mechanically, so the home ventilates itself with the windows shut.

Power, aerials and the door phone

The electrical and telecoms work follows the Spanish regulations, putting aerial and telephone sockets in the kitchen, in the principal bedroom and in the living room. A camera entry phone answers at the gate and again at the door of the building.

What keeps the running costs down

Insulation wrapped around the whole building, frames that conduct little heat and sealed double glazing, together with efficient plant and mechanical ventilation, take the homes to what the developer describes as a reduced consumption standard. Clean energy pre-heats the water, and the elevations are shaped to shade their own openings through the hottest months. In the shared parts the lighting is LED on movement sensors, the cisterns are dual flush, the taps are aerated, rainwater and waste drain separately, and the garage is ducted ready for car chargers.

Buying this as a new build

This one is sold off plan. €3,000 reserves the home, a fifth of the price falls due when the purchase contract is signed if you are resident in Spain and just under a third if you are not, and the balance is paid when the keys are handed over. There are no instalments in between. Money paid before completion has to be held in a guaranteed account, and the developer must show you the bank guarantee behind it.
