What to know about Mijas and La Cala.
Mijas is a large municipality in three very different parts. Mijas Pueblo, the white village, sits on the hill with the view. Mijas Costa, on the coast, is where most of the building happens. Las Lagunas and El Hipódromo run straight into Fuengirola and share its shops, its schools and its train station. Further west, La Cala de Mijas is a beach village with its own promenade and a quieter pace.
The range here is wide. At the lower end are apartments in Las Lagunas and around the racecourse at El Hipódromo, within walking distance of everything Fuengirola has. Higher up are the golf developments at Mijas Golf, El Chaparral and Cala Golf, with more space and more view. Calahonda, at the western end of the municipality, runs on into Marbella.
What draws many buyers to Mijas is the combination. It is the same sea as Fuengirola and Marbella, a few minutes further from the beach, at a lower price per square metre. The difference shows most in new builds, where developers here tend to build more generously for the same money.
I know the developments below from the developers’ price lists and plans, and I visit them before I recommend one. Ask me about any of them and I will send you what has been published, with my straight read on it.
Averages are for all homes in 2026, resale and new, based on idealista market data. A new build adds 12 to 14% in taxes and fees on top of its price.

How many new developments are there in Mijas and La Cala?

What does a new build cost in Mijas and La Cala?
Starting prices run from €168,445 to €1,900,000, and the middle starting price is €411,600. On the developers’ current lists, the cheapest one-bedroom home is €213,000 at Laguna Nova, the cheapest two-bedroom home is €280,000 at Laguna Nova, the cheapest three-bedroom home is €360,000 at Electus and the cheapest four-bedroom or larger home is €814,000 at Lakün. These are the developers’ prices, before tax and the costs on top.
Which parts of Mijas and La Cala have new developments?
Las Lagunas (8), El Chaparral (7), Hipódromo (5), Las Lagunas de Mijas (5), La Cala de Mijas (4) and Riviera del Sol (4). The other 20 are spread over 13 more districts, and each card above names its own.
Are any ready to move into?
8 are finished: Suite Mijas Phase Two, Suite Mijas Phase One, Bahía, Rayos del Sol, Navigolf Suites, Olimpo and 2 more. A finished home can be viewed as it is and bought without stage payments.
When will the others be finished?
Where the developers give a handover date, the earliest estimate is November 2026 and the latest the third quarter of 2029.
What tax do you pay on a new build?
A new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD) in place of the 7% transfer tax on a resale. On €411,600, the middle starting price here, that is about €46,099. With the lawyer, the notary and the registry, plan for €49,392 to €57,624 on top of the price. The cost of buying has every line.
How do the payments work if you buy off-plan?
Buying before the keys means paying in stages while the building goes up. Buying off-plan in Spain covers how those payments are protected and the checks before you take the keys, and new build or resale sets the two side by side.
How far is Mijas and La Cala from Málaga airport?
The developers give 20 to 38 minutes by car from Málaga airport, depending on the part of the municipality.
