The lowest-priced home, a three-bedroom house, works out at €2,735 per built square metre. That is below the €3,684 a built metre that Mijas averages across the municipality as a whole. The built area here counts the basement room in full, and the houses stand inland, a short drive from the beach rather than a walk from it, which both bring the rate down. What is being built
Residencial Cala de Mijas is a group of sixteen houses around a shared garden with a pool for adults. Each house has a space in an underground garage shared by the residents. The brochure’s plans give every house the same rooms: an open plan kitchen, dining area and living room of about 58 square metres, three bedrooms, a dressing room, two bathrooms and a guest toilet, with a multi-purpose room of about 24 square metres in the basement. Outside, each has a covered porch, a terrace and a private garden, and the gardens vary a good deal in size from one house to the next.

What comes with every home.
Structure and walls
The foundations, walls, columns and floors are reinforced concrete. The outside walls are brick, insulated with sprayed polyurethane and built with an air gap to keep the temperature inside steady. The walls between rooms are ceramic brick, plastered.
Air conditioning and hot water
Ducted air conditioning runs through the house from a heat pump, for heating in winter and cooling in summer. Hot water comes from an aerothermal system, a heat pump that takes its warmth from the outside air.
Floors and tiling
Vinyl flooring throughout, except in the basement, and a non-slip concrete finish outside. The kitchen and the bathrooms are tiled, and the bathrooms, halls and landings have plasterboard ceilings.
Windows and doors
PVC window frames with double glazing, and shutters on the bedroom windows. The front door is a security door, the doors inside are lacquered wood, and the bedrooms have fitted wardrobes.
Wiring and telecoms
Concealed wiring to the current low voltage regulations. Television and telephone points in the living room, the bedrooms and the kitchen.
