Mijas is one municipality, but it runs from the white village on the mountainside down to the beach at La Cala de Mijas, and in between it holds eleven golf courses at eight clubs. That is where most of the new golf-side homes on the Costa del Sol are being built. This guide covers each course and where it sits, the schemes on sale beside it, what the homes cost against the Mijas average, and the checks that apply when a home borders a fairway. Prices are the 2026 idealista asking averages used on the areas pages and the starting prices on the development pages, which come from the developers’ own price lists.
Where the courses sit
Mijas has three clusters of golf. The first is the Mijas Golf valley behind Fuengirola, inland of the A-7 and about 25 minutes from Málaga airport. The second is the hillside between Fuengirola and La Cala de Mijas, where the newer courses were built in the 2000s. The third is La Cala Resort itself, in the hills above La Cala de Mijas, about 30 minutes from the airport and ten from the beach.
Mijas Golf, Los Lagos and Los Olivos. The two original courses of the valley, both by Robert Trent Jones Senior. Los Lagos opened in 1976 and is the flatter of the two, with nine lakes. Los Olivos followed in 1983 and is tighter, with tree-lined fairways and smaller greens. The urbanisation around them is one of the oldest golf communities on the coast, with mature gardens, and it is where the cheapest new golf-side homes in Mijas are being built.
Santana Golf. In the same valley, designed by Cabell B. Robinson and opened in 2004. One eighteen-hole course set among old avocado and orange groves, between Fuengirola, La Cala and Mijas village.
Cerrado del Águila. A nine-hole course beside the Costa del Sol racecourse, on the northern edge of Mijas above Fuengirola. Flat, open and easy to walk, with sea views from several holes. The Hipódromo district beside it has become one of the busiest new-build areas in Mijas, with several schemes a few minutes from the course.
Chaparral Golf. An eighteen-hole course in the pine woods at El Chaparral, between Fuengirola and La Cala, on the sea side of the motorway. The homes around it are closer to the beach than those in the valley.
Calanova Golf. Eighteen holes in the hills above La Cala de Mijas, opened in 2006, with views over the countryside from most of the course. About 30 minutes from the airport.
La Noria Golf. A nine-hole course at the edge of La Cala de Mijas, opened in 2003, a short drive from the town and the beach.
La Cala Resort. The largest golf estate in Mijas and one of the largest in Spain, with three eighteen-hole courses, America, Asia and Europa, a hotel and a spa in the hills above La Cala. The estate is a town in its own right, with its own roads, and the new schemes inside it are built in phases on the slopes between the courses.
Miraflores Golf. An eighteen-hole, par 71 course inside the Riviera del Sol urbanisation on the western edge of Mijas Costa, towards Calahonda. The homes around it are a short drive from the beach.
What a golf-side home costs
Mijas as a whole averages €3,684 a square metre on 2026 asking prices, the lowest figure of any town between Málaga and Marbella. La Cala de Mijas, the coastal end, reached €4,593. A home beside a golf course usually prices above the municipal average, because it comes with the open ground, the view and the newer build, and a townhouse with its own garden prices above an apartment of the same floor area.
The new schemes on this site give the range. At Mijas Golf, Helvet Green starts at €269,000 for one, two and three bedroom apartments. Near Cerrado del Águila, in the Hipódromo district, Balance starts at €345,000, Valley Views at €383,000, The Kove at €410,000 and Savia at €465,000 for three and four bedroom homes. At Riviera del Sol, beside Miraflores, Riviera Hill starts at €290,000 and Coral Mijas Residencial at €345,000. At La Cala Golf, The Meadows starts at €650,000 for a three bedroom townhouse. Villas inside the golf estates run from about €1 million.
Those figures are starting prices for the smallest home in each scheme. The development page for each one lists example homes with their floor areas, so that you can see the price for a square metre and compare it with the municipal figure.

What to check before you buy beside a golf course
A golf-side home has a few questions of its own, on top of the checks that apply to any purchase. These are the ones that matter most.
Whether the home is inside the golf estate or next to it. A home inside a resort like La Cala pays the community fees of its own scheme and often a further charge towards the estate’s roads, security and gardens. A home on a street beside a course pays only its own community fee. Ask for both figures in writing and read what it costs to own a home in Spain for the other annual costs.
Whether golf is included. It almost never is. Membership and green fees are a separate contract with the club. Some developers offer a membership discount as a sales incentive. If one is offered, have it written into the purchase contract.
Which hole the home faces, and from which side. A home beside a tee or a green sees golfers all day and hears them. A home along a fairway on the side the course plays away from sees balls in the garden more often. The developer’s site plan shows the position, and a visit at nine in the morning shows the maintenance machinery, which starts early.
What happens to the view. On an estate built in phases, the open ground in front of a first-phase home may be the site of the third phase. The plan on the development page shows what is built, what is under way and what is still to come. Ask the developer directly which plots in view are still to be built on.
Whether you can let it. A holiday let needs a tourist licence, and the community statutes of several newer schemes restrict or prohibit short lets. Both are set out in the tourist licence in Andalucía. Establish the position before you buy, not after.
How you will get to the shops. The golf valley behind Fuengirola and the hills above La Cala are a car journey from a supermarket, a doctor and a school. La Cala de Mijas, Riviera del Sol and El Chaparral are the exceptions, where the town is close enough to walk or cycle. If you plan to live here without a car, that decides the course.
The off-plan checks. Most of these schemes are bought from plans. The bank guarantee on your stage payments, the licence, the specification and the handover date are covered in buying off-plan in Spain.
Who a golf-side home suits
Most people who buy on these estates do not play golf. They buy a new home with open ground on one side that cannot be built on, in a setting that is quiet at night, with a pool and a gym shared with a few dozen neighbours, at a price below the coast’s beachfront. It suits the buyer who will drive, who wants space and a view over a short walk to the sea, and who likes a new build with a long guarantee.
It suits the buyer less well who wants a Spanish town around them, a bar on the corner and a bus into Málaga. For that buyer, Fuengirola, La Cala de Mijas or Málaga city are the better fit, and where to buy on the Costa del Sol compares them.
How I handle it
On a golf-side purchase my work is to research the scheme and the course it sits on, compare it with the other schemes on sale nearby, read the phase plan with you, and give you a straight view of what the home is worth against the others. I put the figures side by side in a spreadsheet, so that you compare like with like before you travel. Once you choose, I negotiate the price and the terms on your behalf and introduce you to an independent lawyer who handles the contract and the checks. That is the buying service. If you are weighing one course against another, book a call and we can go through them together.
