The lowest-priced home, a three-bedroom townhouse, works out at €3,741 per built square metre. Mijas averages €3,684 a square metre on idealista’s 2026 asking-price data, the floor of this coast’s value corridor. That figure is built almost entirely from apartment resales, though, and says nothing about what a townhouse with its own garden and terrace is worth — a different product, priced on different logic, in the same town. What is being built

Savia is 140 townhouses on a plot in Mijas’s Hipódromo sector, which takes its name from the racecourse a short drive from here. Each home has three or four bedrooms, with its own terrace and garden. The first phase, 44 homes, is under construction now; the second, a further 96, is still at the planning stage. Between the two phases the shared grounds carry three pools, a gym, a social club and gardens with their own automatic irrigation.

What comes with every home.

Heating, hot water and electricity

Hot water comes from an aerothermal heat pump, and each home also carries its own rooftop solar panels generating electricity for its own use. Air conditioning is ducted to the living room, the bedrooms and the kitchen, though the kitchen runs off a heat pump unit of its own rather than sharing the same one as the rest of the home.

Security and access

The complex has one controlled entrance with its own access booth and video entry, and every home has a security door with a spy-hole and lock. Ground-floor windows and doors carry anti-pull fittings and security glass, and a defibrillator is kept in the communal areas.

Kitchen

High-pressure laminate units on the walls and floor, under a Silestone worktop and sink. The fridge, washing machine, dishwasher, induction hob, oven, microwave and cooker hood are all included.

Floors and walls

Laminate flooring, laid on a foam underlay with white skirting, runs through the living room, the bedrooms, the kitchen, the hallways and the staircase. Bathrooms are floored in ceramic tile, and the patio outside is laid in an anti-slip, frost-proof tile made for outdoor use.

Bathrooms

White vitrified porcelain fittings, with a resin shower base and ceramic wall tiling around the shower in both bathrooms, and single-lever taps throughout. The basin is built into the vanity unit in the main bathroom, and wall-hung in the second bathroom and the separate WC.

Windows and doors

PVC-framed windows, hinged, sliding or tilt-and-turn depending on the room, glazed with a double-glazed Climalit-type unit. The doors onto the patio are laminated safety glass, and the bedrooms have manually operated roller blinds with their own thermal insulation.

Structure and insulation

A reinforced concrete structure sits on foundations sized to the plot’s own geotechnical study. The walls between homes are soundproofed brickwork, dry-lined on both sides with mineral wool and plasterboard.

Buying this as a new build

Savia is being built and sold in two phases. The first, 44 homes, is under construction now. The second, a further 96 homes, is still at the planning stage: the building licence has not yet been applied for, and the developer’s own estimate points to the second quarter of 2028 for completion. Which phase a home belongs to affects how far off the keys are and how the stage payments run.

On a scheme like this, that means confirming which phase a particular home sits in before anything else, since the two are at genuinely different stages. For a phase-one home, that means checking progress against the build; for phase two, it means reading the licence once it is granted and making sure the stage payments carry a proper bank guarantee.
