The lowest-priced home, a two-bedroom house, works out at €6,065 per built square metre. Mijas averages €3,684 per square metre across the town. The gap is the ground. A built-area figure counts the house and nothing else, and here the plot is the larger part of what is being sold — between about 155 and 520 square metres of it, with the garden, the parking and the pool on top of the house itself. What is being built

Green Valley sits on Boulevard Marie Curie, inside the Cerrado del Águila urbanisation, with the golf course beginning 350 metres down the road. The 63 homes are houses rather than flats, each with its living space opening straight onto its own garden. The flat roof above each house is finished as a solarium and reached by an external stair, with a pergola over part of it. Phase One is the two and three bedroom houses, on plots running from about 155 to 520 square metres. Phase Two is a smaller group of three bedroom houses with three bathrooms, more built area and larger plots again. Some plots include a private pool, either in the garden or up on the solarium.

  • A pedestrian gate opened by magnetic key, and a vehicle gate onto the scheme’s own private street worked by remote.

The specification

What comes with every home.

Structure and outer walls

Reinforced concrete throughout, on either isolated footings or a raft slab depending on what the ground survey found. The outer wall carries its insulation on the outside, under an acrylic render, with some elevations picked out in composite cladding or ceramic; inside it is lined with insulated plasterboard on metal studs. Walls between neighbouring houses are acoustic brickwork with a membrane on both faces and an independent lining beyond that. The flat roofs take a double waterproof layer, continuous insulation and a porcelain tile finish.

Glazing and external joinery

Thermally broken aluminium frames, double glazed with a low-emissivity and solar-control coating, and insulated aluminium roller shutters to the living room and the bedrooms. The front door is reinforced and locks on several points at once.

Surfaces inside the house

Rectified porcelain in a large format runs through every room, with porcelain to the walls of the kitchen, bathrooms and utility room. Terraces and the solarium take a non-slip porcelain made for outdoor use. Ceilings are suspended plasterboard, dropping to removable aluminium only where services need reaching, and everything is finished in smooth emulsion.

Heating, cooling and hot water

One air source heat pump heats, cools and makes the hot water, with photovoltaic panels on the roof feeding it. Every bathroom has underfloor heating. Each house ventilates mechanically on its own system, and the kitchen extracts separately to roof level.

The kitchen

Fitted top and bottom, under a porcelain worktop and splashback that resists heat, scratching and staining. Where the plan has an island it comes with a matching dining table built in. The appliance package is Siemens or equivalent: fridge, integrated dishwasher, washing machine, induction hob, extractor and an oven and microwave tower. Lighting is recessed in the ceiling and under the wall units.

The bathrooms

Wall-hung WCs on concealed cisterns, extra-flat resin shower trays with a non-slip finish and thermostatic shower columns. The main bathrooms take a double basin set into a vanity unit with storage under it; the guest bathrooms take a single wall-mounted basin.

Power, data and the door

Wiring to the Spanish low-voltage regulations at a high level of electrification, with Schneider or equivalent fittings and a pre-installation for charging a car. Telecoms are run to the ICT standard with fibre brought to the house, category 6 cabling, and sockets for data, television and the telephone in the bedrooms, the kitchen and the living room. Entry is answered on a digital video system.

Energy and running costs

Insulation sits outside the structure, thermally broken frames and coated double glazing do the passive part; the heat pump and the solar panels do the active part. Recessed LED lighting throughout, and indirect lighting set into the cove of the living and dining area. The developer allows buyers to change selected finishes and equipment from its own range, depending on how far the build has gone.

Buying this as a new build

These are being sold before construction starts. The developer takes a reservation to hold a plot, then fifteen per cent when the building licence is granted, fifteen per cent as the work goes up, and the remaining seventy per cent at the deed. On top of the price, a new home in Andalucía carries IVA at ten per cent and stamp duty at 1.2 per cent.

At this stage most of the useful work is about the ground rather than the drawings — which of the plots gets the outlook and the privacy you actually want, what the slope of the site does to each garden, and what the licence timetable means for the date you could realistically move in.
