The lowest-priced home, a three-bedroom apartment on the first floor, works out at €5,987 per built square metre. Mijas averages €3,684 a square metre on idealista’s 2026 asking prices. That figure spreads across the old village, the inland urbanisations and the coast together, and much of it is older resale stock. Rayos del Sol is 36 apartments on Calle Aralia at El Chaparral, on the Mijas Costa hillside between Fuengirola and La Cala. The buildings step down the slope in terraces among the pines, so the homes look out toward the sea, and the top-floor apartments have large open terraces. Buying this as a new build

The building is finished, so there is no construction period to wait through. After a €6,000 reservation, 40 per cent of the price is paid at the private contract and the other 60 per cent at the deed, with IVA added to each payment.

Because the building is finished, we can look at the actual home rather than drawings. I check the paperwork that allows it to be lived in, go through each room with you for anything left unfinished, and negotiate the price before the contract is signed.
