The place, plainly

The stretch of coast between Fuengirola and La Cala, with a golf course in the pines above it.

El Chaparral is the stretch of the Mijas coast between Fuengirola and La Cala de Mijas: the Calaburras lighthouse at the Fuengirola end, the beaches of Playamarina and El Chaparral along the coast road, and the pinewoods of the Chaparral golf course on the slope above. Idealista lists it with Calaburra as one district, at €4,567/m² the second dearest in Mijas, a shade under La Cala.

Seven of the developments on this site are here, from €341,000 to €1,056,000. Five are around the Chaparral golf course and on the slope below it, down to the coast road. Altos del Chaparral, the largest with 120 homes, is up the hill beside the Cerrado del Águila course, and Elysea Suites is at the Fuengirola end, a short walk from Sohail castle. Rayos del Sol and Evergreen Homes are finished, and the rest are being built or sold before building starts.

What I actually know about El Chaparral

  • Calaburra - Chaparral asks €4,567/m² (idealista, September 2026), second only to La Cala de Mijas among Mijas’s eleven districts, about 23% above the municipal average of €3,717/m² and a little above Fuengirola at €4,452/m².
  • Seven new developments are on file, with starting prices from €341,000 to €1,056,000 on the developers’ lists in October 2026. Four are under construction, one is selling before building starts and two are finished.
  • On the cheapest home in each, the new building works out between €4,346 per square metre at Célere Sunrise and €11,457 at Elysea Suites.
  • Chaparral Golf Club is an eighteen-hole course laid out in the pinewoods by Pepe Gancedo. It was built in 1991 and reopened after his redesign in February 2006. Soleia Living is two minutes on foot from the clubhouse, and Evergreen Homes is on the course.
  • El Chaparral beach holds a Blue Flag for 2026. Vitta Marina is thirteen minutes on foot from the beach at Playamarina, and Evergreen Homes a short walk from the sand.
  • Three of the seven sell penthouses: Vitta Marina at €749,000, Altos del Chaparral from €780,000 and Elysea Suites at €2,206,000, with terraces of 97 to 199 square metres.
  • The M-220 and M-119 buses run along the coast road, with stops at Faro de Calaburra, Playa Marina, La Farola and El Chaparral. The C-1 train starts in Fuengirola, about four kilometres from Elysea Suites.
  • From the developments here, Fuengirola is 10 to 16 minutes by car, La Cala de Mijas 5 to 11, Marbella 23 to 26 and Málaga airport 24 to 25. Miramar shopping centre is seven or eight minutes, and two kilometres from Elysea Suites.
  • The state primary school called El Chaparral and the Torre Almenara secondary school stand together at El Limonar, on the La Cala side, and the Andalusian health service’s nearest surgery is in La Cala, on Avenida Sierra de las Nieves.

Before you commit

Worth knowing about El Chaparral.

01

The town end and the golf are different places.

Elysea Suites is at the Fuengirola end, a short walk from Sohail castle and two kilometres from Miramar, and works out at €11,457 a metre on its cheapest home. Célere Sunrise, on Calle Aralia a few minutes from the golf club, works out at €4,346. Both are El Chaparral on a listing. Decide whether you want the edge of a town or the golf and the pines before you compare two prices.

02

Near the sea is not on it.

None of the seven is on the sand. Vitta Marina, just above the coast road, is thirteen minutes on foot from the beach at Playamarina, Evergreen Homes a short walk, and the rest a short drive. The front line is a market of its own, priced and checked differently, and it is worth knowing which one a listing that says beachside is really offering.

03

On a penthouse, you are paying for the terrace.

At Vitta Marina a three bedroom apartment of 114.83 m² starts at €502,000, and the three bedroom penthouse of 109.35 m², with 97.2 m² of terrace, is €749,000. The rooms are about the same size and the price is half as much again. That is good value if you will live outside, and less so if the terrace faces the wrong way, so I check the orientation, the shade and what can be built in front before you commit.

04

The pinewoods are looked after for fire.

On 23 October 2026 the Junta’s forest fire service, INFOCA, carried out a controlled burn of scrub around the Camino del Hipódromo in El Chaparral, the third this year, with more planned. It is an area where the woodland meets the homes and where forest fires recur. It is good to see the work done. It is also a reason to ask the community how it keeps its boundary clear, and to read the fire cover in the home insurance before you sign.

05

Building work for a while yet.

Four of the seven are under construction and Célere Sunrise is selling before building starts, with handovers estimated from 2027 to September 2028 at Altos del Chaparral. Rayos del Sol and Evergreen Homes are finished, and Evergreen has one townhouse left on its list. If you want the keys on a date you can plan around, those two are where to start.

06

Asking is not achieved.

The €4,567/m² figure is what sellers of resale homes are asking on idealista. The new-build prices are the developers’ own lists, which rarely move, though the parking, the storeroom and the payment stages often do. On a resale by the golf course, the last sold prices in the same urbanisation are the number to hold a seller to, and that is the number I go and find.

The arithmetic

What it costs, and what it costs to hold

Calaburra - Chaparral asks €4,567/m² as of September 2026, a shade under La Cala de Mijas and about 23% above the Mijas average. The new developments on file start at €341,000 for a one bedroom apartment at Altos del Chaparral, and Célere Sunrise, Vitta Marina and Rayos del Sol start between €421,600 and €570,000 for two and three bedrooms. The townhouses by the golf course start at €891,000 and €949,000, and Elysea Suites, at the Fuengirola end, at €1,056,000. On the cheapest home in each, the new building works out between €4,346 and €11,457 per square metre.

A new build pays 10% VAT and 1.2% stamp duty on top of the price, plus notary, registry and your lawyer, so plan for 12 to 14% in all. A resale pays 7% transfer tax instead, about 10 to 11% in all. Then the annual side: IBI to Mijas town hall, rubbish collection and the community fee. None of the developers’ documents on file gives a community charge yet. Altos del Chaparral, Soleia Living and Elysea Suites have a spa or a concierge service, and on those it is the figure to have in writing first.

€/m² figures are idealista asking prices for September 2026, the same source as the town table used across the rest of this site. New-build starting prices and €/m² are from the developers’ lists on file in October 2026, before VAT, cheapest home in each development.

In context

Where it sits inside Mijas.

Idealista splits Mijas into eleven districts and lists El Chaparral with Calaburra, the stretch by the lighthouse, as one. It is second from the top, a shade under La Cala. This is the whole table for September 2026, with Fuengirola, which the district runs into at Sohail, underneath.

Las LagunasThe town beside Fuengirola, for everyday life on foot.€3,307

Campo de MijasInland and rural, the cheapest line in the table.€2,975
FuengirolaThe town this district runs into at Sohail, with the station and the long promenade.€4,452

The Hipódromo line is the one to hold this page against. It is the higher ground behind El Chaparral, around the racecourse, and it asks €993 less per square metre, with eight new developments starting between €320,000 and €480,000. If a view of the sea from the hill will do instead of the walk to it, it deserves a morning of your time.

Two questions about new builds in El Chaparral

Are there new-build penthouses in El Chaparral?

Yes. 3 of the 7 developments here have penthouses on the developers’ current lists, 5 in all. The cheapest is a three-bedroom penthouse of 109 m² with a terrace of 97 m² at Vitta Marina, €749,000.

Can you buy a finished new build in El Chaparral?

Yes. 2 of the 7 developments here are finished, so you can walk round the home itself before you buy. They are Rayos del Sol (from €570,000) and Evergreen Homes (from €891,000).

Working for the buyer

Looking for a buyer’s agent in El Chaparral?

That is what I do. I’m Michael from Lunessa Homes — a British buyer’s agent living in Málaga, fluent in Spanish, working on the buyer’s side of the search. One client at a time, and El Chaparral sits inside the stretch of coast I cover, Estepona to Nerja.

  • Viewings you don’t have to fly for. I walk El Chaparral myself and report back straight — including the places that aren’t worth your trip.
  • A price sense you can hold me to. Calaburra - Chaparral · Sep 2026 €/m² is €4,567. When an asking price ignores that, I’ll tell you.
  • Local, not general. 24–25 min to Málaga airport by car — the kind of detail that decides a street, and only shows up on the ground.
  • The parts that trip people up. The NIE, the lawyer, the bank, the paperwork in Spanish — handled alongside the search, not left to you afterwards.
