What is being built
The Grove is a scheme of 139 homes on Avenida Oriental in San Pedro Alcántara, with planted terraces wrapping the buildings. The apartments have one, two or three bedrooms, some with a pool on the terrace, and the largest homes at the top have a roof terrace and solarium. Residents share four saltwater pools, including one on the roof, a wellness centre, a gym, a cinema, a business hub and reserved sunbeds on San Pedro beach. Every home has a storeroom in the basement.

Buying this as a new build
Work began in 2026 and handover is estimated for the second quarter of 2029. You pay 30 per cent at contract and 70 per cent at completion, each plus IVA and covered by a bank guarantee.
In a scheme of this size that means comparing floors and outlooks for you, checking the bank guarantee on the contract payment, and inspecting the home before completion.

What taxes are paid when buying at The Grove?
A new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD), both worked out on the price. At the starting price of €638,700, that is €63,870 in VAT and €7,664 in stamp duty. Notary and land registry fees come on top.
