The specification
What comes with every home.
Heating, hot water and air conditioning
Hot water and underfloor heating come from an aerothermal system, which draws heat out of the outside air rather than burning gas. Air conditioning is ducted through the whole home, heats as well as cools, and is set room by room from the home automation system.
Home automation
Lighting, the blinds, the air conditioning and fire detection are controlled from one system, from a screen in the home or from a phone. There is a video entry phone with a colour screen.
Kitchen
Fitted floor and wall units with a Solid Surface worktop, which is a moulded composite with no visible joins. The appliances are included: oven, microwave, induction hob, dishwasher, washing machine and fridge.
Floors and walls
Large-slab porcelain through the living space and the kitchen, with a choice of three finishes. The main bathroom is tiled floor to ceiling. Terraces are laid in large anti-slip porcelain slabs.
Bathrooms
Solid Surface basins and shower trays, wall-hung WCs, glass shower screens and a back-lit mirror over the basin unit. Taps are Zucchetti·Kos, thermostatic in the showers, so the water holds the temperature you set.
Windows, doors and wardrobes
Aluminium window and door frames with a thermal break — an insulating strip through the frame that stops cold transferring across it — and double glazing rated for sound as well as heat. Motorised blinds in the bedrooms. Fitted wardrobes with a top shelf, a hanging rail and a lined interior. A security entrance door.
Between the homes
The walls between one home and the next are built in two leaves of brickwork with insulation and plasterboard on both faces, for sound. Ceilings are plasterboard, with hatches where the air conditioning units sit.

BThe energy rating is B on the Spanish scale, which runs from A down to G and measures how much energy a home uses to keep comfortable. It is estimated from the project calculations, and the certificate is not issued yet.
