WhatsApp Michael →The lowest-priced home, a one-bedroom apartment on the ground floor, works out at €4,752 per built square metre. Mijas as a whole averages €3,684 a square metre on idealista’s 2026 asking prices, and this figure is nearly 30 per cent higher. The price also covers a garage space and a storeroom. The built area on the developer’s list counts part of the terrace and a share of the communal areas, and the floor inside the apartment’s walls measures about 61 square metres. The price table for the area is on the Fuengirola & Mijas Costa page.
The buildings of The Eagle Residences follow the line of the slope, so that their curved terraces look out over the coast to the sea. The homes have one, two or three bedrooms, and the penthouses are on the top floor. Terraces on the ground floor run up to 140 square metres, and the penthouse terraces measure between 107 and 187 square metres. Every home has a garage space and a storeroom included in its price. An infinity pool lies at the centre of the grounds, and residents also share a gym, a relaxation area and a social room set up for working, with walking paths through the planted hillside around them.

One high-efficiency aerothermal system, which draws heat from the outside air, runs the ducted air conditioning, the underfloor heating and the hot water. Each room has its own thermostat. A mechanical ventilation system keeps fresh air moving through the home.
Lighting, air conditioning, underfloor heating and the electric blinds can all be worked from a phone. A sensor detects a water leak and closes a valve on the supply, and a smoke detector is fitted. Fibre runs into the home, with television and data points, a video entry phone, LED lighting and lights set into the terrace ceilings.
Brown aluminium frames with a thermal break, an insulating strip that stops heat and cold passing through the frame, and double glazing, with a coating that cuts the heat of the sun on the sides of the building that need it. The living room opens through large sliding glass doors, and the other windows tilt inwards or open fully. Electric blinds are fitted, and the terraces have laminated glass balustrades on a stainless-steel rail.
An armoured front door with a three-point lock, graphite outside and wood-panelled inside. The doors within the home run from floor to ceiling in a smoked oak finish. Wardrobes have lacquered doors and a textile-effect lining, with a chrome hanging rail.
A quartz-resin worktop, with the same material carried up the wall behind it, Siemens appliances or equivalent, and a tap with a pull-out spray.
Each bathroom has a double basin on a wall-hung unit, with the taps set into the wall, a fixed glass shower screen and a small hand spray beside the toilet. The main bathroom adds a wall-hung toilet and a rain shower 30 centimetres across set in the ceiling, and a second bathroom, where there is one, has a shower column. The showers are thermostatic, which means they hold the water at the temperature you set.
A reinforced concrete frame. The outside walls are clad in stoneware and in an insulating layer fixed to the outer face of the wall, with a ventilated cavity and further heat and sound insulation behind. The flat roofs are insulated too.

Beside the Cerrado del Águila golf course, on the hills inland from Fuengirola and La Cala de Mijas, in the Hipódromo area of Mijas.
The developer’s documents show the building licence still being processed, so the homes are sold off plan, with handover estimated for the fourth quarter of 2027. Half the price, with VAT, is paid before then: €12,000 to reserve, 20 per cent at the private purchase contract with the reservation counted towards it, and two further payments of 15 per cent at six-month intervals. The other half is paid when the deed is signed.
What the lowest-priced home costs in full
An estimate, at the rates in the cost guide. The lawyer’s, notary’s and land registry fees vary with the price and the deed, and a mortgage adds the bank’s own costs.
Several homes here share a plan but not a price, so my first step is to find out from the developer what the difference pays for. Before any money moves, I go through the contract and the guarantee on your stage payments with your lawyer, and at handover I check the finished home with you against the specification.
Get in touch and I will talk you through it. Buying with me sets out how I work.
Whether the building licence has been granted and when work on site begins, which way the home you like faces, and the yearly community charge for the pool, the gym and the grounds. I will get written answers from the sales office.
Thanks for reaching out.
I’ll be in touch shortly — usually the same day.
Worth seeing alongside The Eagle Residences, and I can show you any of them.
