Hot water is heated by an electric tank, backed by either a communal solar-panel system or an aerothermal unit for hot water alone — the developer’s own specification leaves the choice to the execution project. Air conditioning is ducted to the living room, the bedrooms and the kitchen.

Every home has a security door with a spyhole, hinges and a lock, and the complex has video entry at the main gate and at each building’s own entrance. A single master-key system, with different security levels, covers the estate, the gate, the home and the garage. Ground-floor windows and doors carry anti-pull fittings and security glass.

Wall and base units in high-pressure laminate, under a Silestone worktop with its sink built in. The fridge, washing machine, dishwasher, induction hob, oven, microwave and cooker hood are all included, and the kitchen keeps a mechanical ventilation and climate system of its own, apart from the rest of the home.

Laminate flooring, laid on a foam underlay with white skirting to match the doors, runs through the living room, the bedrooms, the kitchen and the hallways. Bathrooms are tiled in white or ivory ceramic, and the terraces are laid in a grey, anti-slip, frost-proof tile made for outdoor use.

White vitrified porcelain fittings, with a resin shower tray in both bathrooms and the washbasin built into its own unit. Taps are single-lever, and the wall around each shower is tiled in ceramic to match.

PVC-framed windows, hinged, sliding or tilt-and-turn depending on the room, glazed with a double-glazed Climalit-type unit, in a brown frame. The doors onto the terrace are laminated safety glass with their own air inlet for ventilation, and bedrooms have manually operated roller blinds with their own thermal insulation.

The structure is reinforced concrete, on foundations sized to the plot’s own geotechnical study. Between one home and the next, the wall is soundproofed brickwork, lined on each face with mineral wool and plasterboard.
