Buying property in Hipódromo.
The rising ground behind El Chaparral, named for the Costa del Sol racecourse, with eight new developments on file. Every one starts between €320,000 and €480,000, and none is finished yet.
The rising ground behind El Chaparral, around a racecourse and a nine-hole golf course.
Hipódromo is the higher ground between the coast at El Chaparral and the town of Las Lagunas, and it takes its name from the Costa del Sol racecourse. Idealista pairs it with Cerrado del Águila, the urbanisation around the nine-hole golf course of the same name, and lists the two at €3,574/m², a little under the Mijas average and up 13.8% in a year.
Eight of the developments on this site are here, and they are unusually close in price: every one starts between €320,000 and €480,000. Seven of the eight have a shared pool, six a gym and three a spa. Five are under construction and three are being sold before the building licence has been granted, so nothing here is finished yet. The beach is 7 to 14 minutes by car and Miramar shopping centre 6 to 8, and everything else is a drive as well.

What I actually know about Hipódromo
- Hipódromo - Cerrado del Águila asks €3,574/m² (idealista, September 2026), up 13.8% in the year. That is a little under the Mijas average of €3,717/m² and about a fifth under Fuengirola at €4,452/m².
- Eight new developments are on file, with starting prices from €320,000 to €480,000 on the developers’ lists in October 2026. Five are under construction and three are selling before building starts. None is finished.
- On the cheapest home in each, the new building works out between €3,741 per square metre at Savia and €6,168 at 360º, every one of them above the district’s resale asking price.
- The district takes its name from the Costa del Sol racecourse. Balance Nova, Valley Views and The Kove are beside it.
- Cerrado del Águila is a nine-hole golf course. 360º is six minutes from it on foot and The Eagle Residences is beside it. The eighteen holes of Chaparral Golf Club are seven minutes by car from Balance and Savia.
- From the developments here, Málaga airport is 24 to 34 minutes by car, Fuengirola 12 to 15, Marbella 29 to 35 and Mijas Pueblo 22 to 23. The beach is 7 to 14 minutes, at La Cala from most of them and at Fuengirola from Valley Views and The Eagle Residences.
- Fuengirola station is 12 minutes by car from 360º. None of the consortium’s bus lines stops beside the developments. The nearest stops are down on the coast road at El Chaparral and Playa Marina, on the M-220 and M-119, and by the Gran Parque in Las Lagunas, on the M-223.
- Mijas’s health centre, with its out-of-hours urgent care service, is in Las Lagunas on Calle La Unión. The public hospital is the Hospital Costa del Sol, on the A-7 at Marbella.
- The nearest state schools are the El Chaparral primary school and the Torre Almenara secondary school, side by side at El Limonar on the La Cala side, and the schools of Las Lagunas on the other.

Worth knowing about Hipódromo.
Nothing here is finished yet.
Five of the eight are under construction and three are being sold before the building licence has been granted. The nearest handover on file is March 2027, for the first phase of Valley Views, and three give no date at all. Buying here means buying off plan, in stages, and every stage payment should carry a bank guarantee. If you need a date to plan a move around, ask for it in writing and ask what happens if it slips.
Building work will go on around you.
Savia is being built in two phases, 44 homes now and 96 more for which the building licence has not yet been applied for. Valley Views and The Kove are built in phases too. Whichever home you buy, there will be cranes in view until 2028 or later, so I look at the phase plan with you and at which way your terrace faces the work still to come.
Eight developments, one price band.
Every development here starts between €320,000 and €480,000, so the starting price tells you little. What separates them is the stage, the outlook and the size. 360º, on the hill above the golf course, works out at €6,168 a metre on its cheapest home, and the townhouses at Savia at €3,741. I put the eight side by side on size, view, stage and price per metre, so that you compare like with like before you travel.
It is a car district.
None of the consortium’s bus lines stops among the developments, and the nearest stops are down on the coast road or by the Gran Parque. Miramar is six to eight minutes by car, Fuengirola station about twelve and the beach seven to fourteen. Plan on a car for everyday life, and count it in when you weigh this district against Las Lagunas, where the shops are on foot.
The golf here is nine holes.
Cerrado del Águila is a nine-hole course, and a home beside it gives you the green outlook, not a membership. If eighteen holes matter, Chaparral Golf Club is seven minutes away by car, and the three courses of the La Cala Golf resort are further west, inland of La Cala. Price the club’s terms separately from the home.
A new build costs more than the resale beside it.
Idealista’s €3,574/m² is what sellers of resale homes in the district are asking, and it rose 13.8% in a year. Every new development here starts above it per square metre. That is normal for new building, with its guarantees and its new installations, but it is worth knowing how much of the price is for being new. I set each new build against the resale homes around it, and against the last sold prices, before you decide.

What it costs, and what it costs to hold
Hipódromo - Cerrado del Águila asks €3,574/m² as of September 2026, up 13.8% in the year and just under the Mijas average of €3,717/m². The new developments on file start at €320,000 for a two bedroom apartment at Balance Nova, and every one starts under €500,000: the apartments from €320,000 to €421,000, the townhouses at Savia from €465,000 and the houses at Green Valley from €480,000. On the cheapest home in each, the new building works out between €3,741 and €6,168 per square metre.
A new build pays 10% VAT and 1.2% stamp duty on top of the price, plus notary, registry and your lawyer, so plan for 12 to 14% in all. A resale pays 7% transfer tax instead, about 10 to 11% in all. Then the annual side: IBI to Mijas town hall, rubbish collection and the community fee. None of the developers’ documents on file gives a community charge yet, and with a spa at three of the eight and a gym at six, it is the figure to ask for first.
€/m² figures are idealista asking prices for September 2026, the same source as the town table used across the rest of this site. New-build starting prices and €/m² are from the developers’ lists on file in October 2026, before VAT, cheapest home in each development.
Where it sits inside Mijas.
Idealista splits Mijas into eleven districts, and Hipódromo - Cerrado del Águila sits just under the municipal average, about €1,000 a square metre below the two beach districts at its foot. This is the whole table for September 2026, with Fuengirola underneath.
The Las Lagunas line is the one to hold this page against. It is the town next door, where the shops, the schools and Mijas’s health centre are, and it asks €267 less per square metre, with new developments from €213,000. What Hipódromo adds is the newer, greener setting and the golf. Decide what that is worth to you before you compare two flats.
What each rung of the ladder looks like.
These are the starting prices of the eight new developments on file for Hipódromo and Cerrado del Águila, from the developers’ own price lists, cheapest first. Every one starts under €500,000, and the spread inside each can be wide: at 360º the list runs from €390,000 to €2,205,000.

Two questions about new builds in Hipódromo
Are there new-build penthouses in El Hipódromo?

Are there new-build villas in El Hipódromo?

Nearby, and worth a look.

Fuengirola · Sep 2026 €/m²
A proper town on the sea that stays open all year, with the best train on the coast. Priced above Mijas next door, and the beachfront costs about a third more than the streets behind it.

Mijas · Sep 2026 €/m²
Three places under one name: the white village on the hill, the town that runs into Fuengirola, and twelve kilometres of coast. The same sea as Fuengirola for about a sixth less per square metre, and more new building than almost anywhere else on the Costa del Sol.

El Higuerón · Sep 2026 €/m²
The hill at the eastern end of Fuengirola, where most of the town’s new building is, with the view over the bay and a train station at the bottom. Priced a quarter above the town it belongs to.

Los Pacos · Sep 2026 €/m²
The ordinary residential quarter on the north side of Fuengirola, with the cheapest new-build starting prices in the town and the fastest-rising price line. Not on the beach, and priced accordingly.
Looking for a buyer’s agent in Hipódromo?
That is what I do. I’m Michael from Lunessa Homes — a British buyer’s agent living in Málaga, fluent in Spanish, working on the buyer’s side of the search. One client at a time, and Hipódromo sits inside the stretch of coast I cover, Estepona to Nerja.
- Viewings you don’t have to fly for. I walk Hipódromo myself and report back straight — including the places that aren’t worth your trip.
- A price sense you can hold me to. Hipódromo - Cerrado del Águila · Sep 2026 €/m² is €3,574. When an asking price ignores that, I’ll tell you.
- Local, not general. 7–14 min to the beach by car — the kind of detail that decides a street, and only shows up on the ground.
- The parts that trip people up. The NIE, the lawyer, the bank, the paperwork in Spanish — handled alongside the search, not left to you afterwards.
