The lowest-priced home, a two-bedroom apartment on the ground floor, works out at €5,485 per built square metre. Idealista puts Marbella’s own average at €5,956 a square metre in August 2026, spanning everything from Puerto Banús to the old town, with almost a two-to-one spread between its cheapest and dearest districts. Los Monteros, the stretch of hillside east of town where this scheme sits, is not one of the districts idealista breaks out on its own, so that municipal figure marks the general direction of the market here rather than a price for this particular hillside. What is being built

Soleil is 80 apartments stepped up the hillside above Los Monteros on Marbella’s eastern side. The plot’s own street is steep and uneven, so the scheme runs on a private interior road of its own, levelled to a gentler slope, with each building sitting a step higher than its neighbour to the south so the view opens toward the coast. Homes have two or three bedrooms, each with two parking spaces (three for the penthouses) and a storeroom, plus a pre-installed point for an electric-car charger. The shared grounds carry outdoor pools, an indoor heated lap pool, a gym, a spa, and a social lounge with its own coworking space.

What comes with every home.

Heating, hot water and air conditioning

A central aerothermal system supplies the domestic hot water and the underfloor heating that runs through every room. Air conditioning is a separate ducted heat pump, installed in the false ceiling of the bathroom.

Security and smart-home control

The home is controlled from a phone, covering the heating and cooling, the lighting and the blinds, with fire and flood detection built in. The main door is reinforced with a security lock, and video entry covers both the estate’s own gate and each front door. A charging point for an electric car is pre-installed, and the garage door opens by remote control.

Kitchen

High-pressure laminate cabinets with soft-close drawers, under a stratified quartz worktop that continues as a panel between the upper and lower units. The hob is induction, and the oven, microwave, fridge, extractor, dishwasher, washing machine and dryer are all built in.

Floors and walls

Porcelain stoneware flooring runs through the living areas, the kitchen, the bedrooms, the hallways and the bathrooms, with ceramic tiling up the walls of the wet areas. Terraces are laid in the same stoneware in a non-slip finish made for outdoor use.

Bathrooms

White porcelain sanitary ware throughout, with a resin shower tray behind a safety-glass screen in both the main and second bathroom. Basins are set into the counter, under a single-lever mixer tap, with a thermostatic valve on the showers.

Windows and doors

Aluminium or PVC frames, sliding or tilt-and-turn depending on the room, glazed with a double-glazed Climalit-type unit. Roller shutters with their own thermal insulation cover the bedrooms and the living room, motorised in the bedrooms and pre-wired for a motor in the living room.

Structure and insulation

The building sits on a reinforced concrete foundation sized to the plot’s own geotechnical study, with a reinforced concrete slab structure above. The walls between homes are soundproof brickwork, dry-lined on both sides with mineral wool insulation and plasterboard.
