The lowest-priced home, a three-bedroom apartment on the ground floor, works out at €4,968 per built square metre. That is below the €5,956 average for Marbella in 2026, yet the same kind of ground-floor home costs up to €1,300,000 elsewhere in the scheme, so position counts for a great deal here. What is being built
ZEW Elviria sits at the top of Elviria Hill, on the eastern side of Marbella, close to the Santa María golf course. Its 88 homes are of two kinds. On the ground floor, each home has its living room and two bedrooms on the entrance level, and a third bedroom, a games room and a private garden on the level below. On top, the penthouses have two bedrooms, with a lounge and a private solarium on the level above, and a small pool and deck can be added as an option. Heating, cooling and fresh air
An aerothermal heat pump, which draws its heat from the outside air, provides cooling, heating and hot water. The floors are heated from below, air conditioning runs through ducts in the ceilings, and a mechanical system brings in fresh air.
Windows and doors
Cortizo aluminium frames with a thermal break, an insulating strip that stops the cold crossing the frame, and laminated double glazing that limits the heat of the sun. Sliding doors run from floor to ceiling, the bedrooms have motorised blinds, and the entrance door is reinforced with a three-point lock.

Large-format porcelain tiles by Gunni & Trentino or similar, inside and out, with a non-slip finish on the terraces.

This is an off-plan purchase, with handover estimated for the fourth quarter of 2027. An €11,000 reservation is followed by 30 per cent at the private contract, then 10 per cent nine months after work starts and a further 10 per cent at eighteen months. The remaining half is paid on completion, with IVA added to each payment.
