Buying property in Elviria and Cabopino.
The eastern end of Marbella, from the hillside urbanisations of Elviria around Santa María golf to the marina, the golf course and the protected dunes at Cabopino. The closest part of Marbella to Málaga airport.
Hillside urbanisations, a small marina and a beach of protected dunes, at the eastern end of Marbella.
Elviria and Cabopino is the eastern end of the municipality of Marbella, where it meets Mijas at Calahonda. Elviria is a spread of hillside urbanisations around the Santa María golf course, with a shopping centre, beach clubs such as Nikki Beach on the sand below, and English International College at Ricmar on its western side. Cabopino, further east, has a small marina, its own golf course and the dunes of Artola, protected since 2003.
Seven of the new developments on this site are here, from €690,000 to €1,790,000: four in the Elviria hills and three around the Cabopino golf course. Two higher-value villas are on file as well, at €2,999,000 and €4,750,000. Per square metre the district asks less than any other part of Marbella except San Pedro de Alcántara, and only €23 more than that.

- Elviria · Cabopino asks €4,623/m² (idealista, August 2026), 22% below the Marbella average of €5,956/m² and €23 above San Pedro de Alcántara, the cheapest district in the town.

- The cheapest home in each works out between €2,457/m² for a three bedroom townhouse of 346 m² at Serenity Hills and €10,147/m² at Aruna, beside the Cabopino golf course.
- The dunes of Artola, beside Cabopino marina, were declared a natural monument by the Junta de Andalucía in 2003: about 19 hectares of fossil and moving dunes, with the Torre de los Ladrones, an old defensive tower listed as a Bien de Interés Cultural, inside them.

- Málaga airport is 30 to 41 minutes by car, Marbella 15 to 19 and Puerto Banús 17 to 30. Elviria’s shops are five to seven minutes from the hillside developments, and Miramar shopping centre in Fuengirola 17 minutes from Golden Eight.

Worth knowing about Elviria and Cabopino.
Elviria and Cabopino are priced differently.
Three of the four Elviria developments start below €900,000, and Serenity Hills works out at €2,457/m² on its cheapest townhouse. The three around the Cabopino golf course start at €1,150,000 and run from €7,008/m² to €10,147/m². Aruna has twelve homes and Golden Eight eight, so the choice there is narrow and the position by the course and the marina is much of the price.
It is a car district.
The hillside developments in Elviria are five to seven minutes by car from the shops and seven to ten from the beach. Marbella Sunset is eight minutes on foot from the Cabopino golf clubhouse but six by car from the beach. There is no railway in Marbella, and the nearest station is Fuengirola, at the end of the C-1 line. Plan on a car for daily life.
The dunes are protected, and that cuts both ways.
The Artola dunes have been a natural monument since 2003, with rules against driving on them and against fixing the sand. That keeps the stretch of shore in front of them open, which is much of Cabopino’s appeal. It also means the homes are set back from the water. Aruna is 1.4 km from the beach and the marina, and Golden Eight about two kilometres by road.
The AP-7 runs along the top of the hills.
Sira Homes, The Valley and Serenity Hills sit a few hundred metres below the AP-7, and Villa Ember is close to it as well. The motorway is what puts the airport half an hour away. Stand on the terrace of the actual home, with the doors open, and listen before you choose a side of the hill.
Cranes for a while yet.
Four of the seven developments are under construction and two are selling before building starts. ZEW Elviria’s handover is planned for the fourth quarter of 2027, Sira Homes’ and Aruna’s for the second quarter of 2027, and Golden Eight’s for 2026. Marbella Sunset is the one finished development, and one home there is on file.
Security and spas are in the community fee.
ZEW Elviria and Serenity Hills have security round the clock with controlled entrances, Aruna is gated and fenced, and four of the seven developments have a spa or a sauna. Gated communities like these cost more to run, and the community fee is where it shows. Ask for the development’s budget and the expected monthly fee in writing before you reserve.

What it costs, and what it costs to hold
Elviria and Cabopino ask €4,623/m² as of August 2026, the second lowest of Marbella’s seven districts and 22% under the municipal average. The new developments on file start at €690,000 for a three bedroom apartment at ZEW Elviria, with a townhouse at Serenity Hills from €850,000 and a penthouse at Sira Homes from €870,000. Around the Cabopino golf course they start at €1,150,000, and the two villas on file ask €2,999,000 and €4,750,000.
A new build pays 10% VAT and 1.2% stamp duty on top of the price, plus notary, registry and your lawyer, so plan for 12 to 14% in all. A resale pays 7% transfer tax instead, about 10 to 11% with the fees. Then the annual side: IBI to Marbella town hall, the rubbish charge and the community fee. Villa Andrea’s listing gives IBI of €3,818 a year and a rubbish charge of €232. On the developments with a spa, pools and security, the community fee is the figure to take from the budget.
€/m² figures are idealista district asking prices for August 2026, the same source as the town table used across the rest of this site. New-build starting prices are from the developers’ lists on file in October 2026, before VAT, and the villas’ figures are from their listings.
Where it sits inside Marbella.
Marbella is not one market. Idealista splits the municipality into seven districts, and the spread between the dearest and the cheapest is close to two to one. Elviria and Cabopino are second from the bottom. This is the whole table for August 2026.
The comparison the table does not show is over the boundary in Mijas. Cabopino runs straight into Calahonda, where idealista’s Sitio de Calahonda district asks €3,706/m² for September 2026, a fifth less, along the same coast. Much of the difference is the name on the deed, and it is worth deciding what that name is worth to you.

Looking for a buyer’s agent in Elviria and Cabopino?
That is what I do. I’m Michael from Lunessa Homes — a British buyer’s agent living in Málaga, fluent in Spanish, working on the buyer’s side of the search. One client at a time, and Elviria and Cabopino sits inside the stretch of coast I cover, Estepona to Nerja.
- Viewings you don’t have to fly for. I walk Elviria and Cabopino myself and report back straight — including the places that aren’t worth your trip.
- A price sense you can hold me to. Elviria · Aug 2026 €/m² is €4,623. When an asking price ignores that, I’ll tell you.
- Local, not general. 30–41 min to Málaga airport by car — the kind of detail that decides a street, and only shows up on the ground.
- The parts that trip people up. The NIE, the lawyer, the bank, the paperwork in Spanish — handled alongside the search, not left to you afterwards.
