The lowest-priced home, a two-bedroom apartment on the ground floor, works out at €4,319 per built square metre. Across the rest of the current list, most homes come to between about €4,000 and €5,200 a metre, and the built figure takes in a share of the communal areas. Torremolinos as a whole stands at €4,229 on idealista’s 2026 asking prices, a figure drawn mostly from resale homes. The penthouse, with its large covered terrace, comes to nearly €7,000 a metre. What is being built

Kosmos sits on a rise at the edge of the Molino del Moro pine forest, with views across Torremolinos to the sea. The apartments are laid out with the living room, dining area and kitchen as one space opening onto the terrace, and the bedrooms grouped apart from it. On the current price list the two bedroom homes measure between about 91 and 111 square metres built, and the three bedroom homes between about 121 and 128. The penthouses have the largest terraces. The gardens are planted with native Mediterranean species, and residents share an outdoor pool, an indoor spa with a heated pool, a sauna and a shower circuit, a gym, and a co-working room with its own kitchen.

What comes with every home.

Walls and insulation

The homes are divided from one another by brick walls lined with insulated plasterboard to keep out sound, and the rooms inside by insulated plasterboard partitions. The outer walls are finished in a warm-toned render and insulated against heat and noise to the Spanish building code.

Floors and walls

Living areas and bedrooms are laid with long planks of SPC flooring, 1.8 metres by 23 centimetres. SPC is a rigid plank made from stone powder and vinyl, which stands up to water and needs little upkeep. Bathrooms and terraces are tiled in porcelain, and the walls are painted in a smooth finish.

Windows

Aluminium frames with a thermal break, an insulating strip that separates the inner and outer faces of the frame, and double glazing. The living rooms and bedrooms have blinds, and the terraces have glass railings.

Doors and wardrobes

A reinforced security door at the entrance. The doors inside are lacquered, and the built-in wardrobes are finished to match, lined inside with a hanging rail and shelves.

The kitchen

Units in wood and light tones with a hard-wearing worktop. Each kitchen comes with an induction hob, an extractor hood, an electric oven, a microwave, a built-in fridge and dishwasher, and a washing machine.

The bathrooms

Large ceramic tiles on the walls around the showers, low shower trays and thermostatic shower taps. The main bathroom has a glass screen, and each washbasin sits on a vanity unit with drawers and a mirror above.

Heating, cooling and hot water

An aerothermal heat pump, which takes its heat from the outside air, supplies the hot water and the heating and cooling. The air reaches each room through ducts concealed in the ceilings.

Buying this as a new build

Building work at Kosmos has started, and handover is estimated for the fourth quarter of 2028. Each home is sold with a parking space and a storeroom.
