The lowest-priced home, a one-bedroom apartment on the second floor, works out at €5,632 per built square metre. Torremolinos averages €4,229 a square metre on idealista asking prices for 2026. That average counts the town’s older seafront buildings alongside anything new, and new build normally prices above it. The built area quoted here also carries a share of the communal parts, which a resale listing usually leaves out, so the gap between the two figures is not all specification. What is being built
Magna Torremolinos is 353 homes on the plot bounded by Avenida Carlota Alessandri, Avenida de España and Calle Puerto Real. It is built around a planted courtyard with the pools in it, and has a garden terrace on the roof. Homes run from one bedroom to four and all of them have terraces. The penthouses on the top floor take private terraces with their own pool, a jacuzzi and a seating area. Below ground is a garage of 750 spaces, and 25 shop units sit at street level.

The specification
What comes with every home.
Windows, doors and wardrobes
Window frames in aluminium with a thermal break — an insulating strip through the frame that stops cold crossing it — or in high-grade PVC, with double glazing and an air gap between the panes. Tilt-and-turn, side-hung or sliding, depending on the room. Blinds are motorised throughout. The entrance door is reinforced with a security lock, internal doors are white lacquered on concealed hinges, and the fitted wardrobes are lined in melamine with a top shelf and a hanging rail.
Floors, walls and ceilings
One continuous porcelain floor through the whole home, kitchen and bathrooms included, and a non-slip ceramic tile on the terraces. Bathrooms are tiled in ceramic. Every other wall is smooth matt white paint. Plasterboard ceilings go in over the wet rooms and wherever services run, some with an access hatch.
Kitchen
Handed over fitted, with units above and below and the appliances in place. What is included varies with the size of the home.
Bathrooms
White sanitaryware with chrome single-lever taps. Each bathroom has a vanity unit with the basin built into it, a wall-hung WC with the cistern concealed and a soft-close seat, and a shower screen finished to match the taps.
Hot water and air conditioning
Hot water comes from an aerothermal system, which pulls heat out of the outside air instead of burning gas. Air conditioning is fitted to the standard current regulations require.
Power, television and telephone
Wiring to the Spanish low-voltage regulations, with television and telephone points in the living room, the kitchen and every bedroom, and a fibre-optic connection. There is a video entry phone in each home.
Structure and insulation
Reinforced concrete frame and foundations, inspected by an independent body. Thermal and acoustic insulation is laid above or below the floor slabs. Roofs are flat, insulated and waterproofed. Waste pipes running through the home are sound-deadened PVC, the water pipes are cross-linked polyethylene, and there are shut-off valves in the kitchen and bathrooms as well as one for the whole home.
The garage
Polished concrete with a quartz treatment, under a fire protection system. Lifts reach every floor and run down into the garage. Ducting for electric-car charging is run to every space ready for a charger to be fitted, and there is a bay for washing a car and a point for washing a dog.

Magna is selling off plan, ahead of construction starting. The price is paid in stages as the project reaches agreed points, and the balance falls due at the notary once it is finished. The developer has to guarantee the money you pay along the way. No handover date has been published for this one yet, and that is the first thing worth asking for.
On a scheme of this size that means settling which floor and which aspect you are actually buying, because 353 homes do not all face the same way, reading the payment schedule and its guarantee before anything is signed, and following the build for you until the keys.
