That sits between Fuengirola’s 2026 average of €4,451 on idealista and the €5,596 recorded for El Higuerón in August. The built area takes in both floors of the house. What is being built
Korall Residences is 28 three bedroom houses on the lower slope of El Higuerón, close to the Carvajal end of Fuengirola. Each house is laid out over two floors, with the garden on the lower level and a terrace on the upper one, and the plan leaves space in the garden for a private pool, built on request at extra cost. The houses step down the hillside inside a gated estate of gardens and footpaths, with a saltwater pool, a children’s pool, a gym and a coworking room, and lifts linking the levels.

What comes with every home.
Heating, cooling and hot water
Hot water comes from an aerothermal system backed by solar panels on the roof. Air conditioning serves the bedrooms and the open living room and kitchen, with separate controls on each floor, and the bathrooms have electric underfloor heating.
Kitchen
Fully equipped, with upper and lower units under a Dekton worktop by Cosentino or similar, an induction hob, an oven, a microwave, an extractor, a fridge and a dishwasher.
Floors and walls
Large porcelain tiles of 75 by 75 centimetres throughout, with a 12 centimetre skirting, and a non-slip version of the same tile on the terraces. Walls and ceilings are painted smooth matt white.
Bathrooms
The main bathroom has a double basin on a wall-hung unit and the toilet behind a glass door, and there is a freestanding bath in the main bedroom. The showers have slim resin trays and glass screens, with porcelain tiling around them.
Windows, doors and wardrobes
Aluminium frames built to keep the heat in, with double glazing that also cuts noise, opening on hinges or sliding. The front door is armoured, and the inside doors and the wardrobes are white lacquered, the wardrobes fitted with a shelf, a rail and drawers.
Inside walls
Steel-framed partitions packed with rock wool against sound, in a water-resistant version in the bathrooms.
Safety and connections
Flood detectors in the bathrooms and the kitchen, a smoke detector in the kitchen, a power-cut alert and a control to shut off the water, with a colour video entry phone. Television points are in the living room, the bedrooms and on the terrace, with a data network on both floors.
Gardens
Each garden is laid with artificial grass around a porcelain terrace, with space set aside for a private pool that can be built on request at extra cost.

The houses are under construction and handover is estimated for February 2028. Reserving one costs €15,000. Thirty per cent follows at the private contract, then 5 per cent after six months and another 5 per cent after twelve, with the last 60 per cent paid at the deed. IVA is added to each payment.
The houses differ mainly in where they sit on the slope and how large the garden is, so I would walk the site with you to judge the outlook from each one, then follow the build and the guarantee on your payments through to handover.

What taxes are paid when buying at Korall Residences?+
A new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD), both worked out on the price. At the starting price of €750,000, that is €75,000 in VAT and €9,000 in stamp duty. Notary and land registry fees come on top.
