Fuengirola as a whole averaged €4,451 a square metre on idealista’s asking prices for 2026, so this is roughly twice the town figure. The rate is worked on the rooms inside the apartment. It leaves out the terrace, the two parking spaces and the storeroom, and the share of the pools, gardens and shared rooms that every owner pays towards. South Residences is a finished group of curved apartment buildings on the slope below the Sierra de Mijas, a short walk from the hotel at the centre of the Higuerón resort. The homes come in four types: garden villas on the lowest level, deluxe apartments, sky villas and, at the top, sky penthouses. Each type is built with two or three bedrooms. The terraces are deep and follow the curve of each building, and several of the larger ones carry a plunge pool or a hot tub of their own. The rooms are finished in oak on parts of the walls and floors, and the kitchen arrives fitted and furnished.
Shared between the homes
Delivered fitted and furnished by the Italian maker Lube, with a Dekton worktop and cabinet doors in colours you choose. The appliances are Bosch or AEG and run from the fridge, oven, microwave and hob to the dishwasher, washing machine and dryer, each with a three-year guarantee.
Air conditioning that heats as well as cools, run from an aerothermal system that draws its energy from the outside air. The sky villas and sky penthouses have underfloor heating throughout. The garden villas and deluxe apartments have it in the main bedroom and the bathrooms.

On the lower slopes of El Higuerón, the hillside estate at the eastern end of Fuengirola, between the Higuerón hotel and the beach at Carvajal.
The homes are built to the developer’s specification and can be seen before you commit, so the purchase runs in two steps: a reservation and private contract, then the deed at the notary, where the balance is paid and the keys are handed over. As the first owner you pay 10 per cent IVA and stamp duty on the price, not the transfer tax a resale would carry.
Here that means seeing the home you would actually buy rather than the show flat, reading the community budget, since pools, gardens and a concierge all have to be paid for each year, and checking the licence that allows the home to be lived in and the ten-year structural guarantee before you sign.
