The lowest-priced home, a three-bedroom villa, works out at €5,967 per usable square metre. Homes across Fuengirola were advertised at an average of €4,451 a square metre in 2026, according to idealista, measured on built area rather than the usable area used here. The price of each villa also covers a garage of about 55 square metres, the roof terrace, a private pool and a garden of 150 to 230 square metres, none of which the figure above counts. What is being built

Bougainvillea Rosa is three semi-detached villas on a hillside in Torreblanca, set at slightly different heights so that each has its own privacy and view without walls between them. Each villa has about 150 square metres of living space, with three bedrooms and two bathrooms in the current plans, a roof terrace of about 60 square metres and a garage below the house. A private lift runs from the garage up to the living floor and the bedrooms. The gardens face south to south-west, each with a saltwater pool, and range from 150 to 230 square metres. Most of the interior is left to the buyer, from where the walls go to the kitchen fronts, the floors and the taps.

What comes with every home.

Kitchen

The kitchen comes fitted, with the units, the worktop and the appliances included in the price. The buyer chooses the finishes from the developer’s selection, from matt or gloss fronts to the layout of the kitchen itself.

Bathrooms

Each bathroom has underfloor heating, a built-in shower and a vanity unit. The taps and fittings are chosen by the buyer from the same selection.

Floors and finishes

The flooring, the lighting and the fitted wardrobes are all part of the price. The materials are the buyer’s choice, for example natural stone or concrete floors, and brushed brass or chrome fittings.

The layout

The plans show three bedrooms and two bathrooms on the upper floor, with the main bedroom opening onto a balcony. Apart from the staircase and the lift shaft, most of the interior walls can be moved, for example to make a study or a dressing room.

Windows and doors

Energy-efficient windows, sliding glass doors onto the patio, security doors to the basement and to the roof terrace, and an electric garage door.

The garage and the lift

Each villa has its own garage of about 55 square metres under the house, reached from the street down a private ramp, with room for one or two cars and for storage. A private lift runs from the garage to the living floor and the bedrooms, and a staircase connects every level up to the roof terrace.

Heating, cooling and power

Heating, cooling and ventilation come as standard. Solar panels with battery storage are fitted to every villa, and the wiring for an electric car charger is in place.

Security and connections

Biometric entry and smart locks are included, with network sockets through the house and a fibre connection point. A full home automation system can be added.

Pool, garden and roof terrace

Each villa has a saltwater pool of 2 by 4 or 2 by 5 metres, a garden laid with grass, flowers and plants, and paved terraces with lighting and awnings. The roof terrace, about 60 square metres, has power, water and lighting in place for an outdoor kitchen or a hot tub.

Buying this as a new build

Bought off plan, a villa is paid for in stages: €10,000 on reservation, then 25 per cent of the price when the private purchase contract is signed, 10 per cent once the structure of the building stands, and the balance on completion. The developer has not yet set a handover date. IVA is added at 10 per cent, and extras chosen during the build, such as an outdoor kitchen on the roof or a hot tub, are invoiced with the villa at that same rate rather than the 21 per cent charged on work done after handover.

Much of the interior is left for the buyer to decide, so I go through the options and their prices with you and make sure what you choose is written into the private purchase contract. Before completion, we walk round the finished villa together and compare it with what was agreed.
