The lowest-priced home, a three-bedroom townhouse, works out at €5,774 per built square metre. That is a little above the €5,596 idealista recorded for El Higuerón in August 2026, and about 30 per cent over the €4,451 average for Fuengirola as a whole. The built figure covers the two floors of the house. The roof solarium with its pool, the garden and the two garage spaces are all extra to it. What is being built

The Kos is 36 townhouses set in terraced rows across a south-facing slope at El Higuerón, so that each row looks out over the roofs of the one below. Every house is on two floors, with three bathrooms and three or four bedrooms, and the roof above is a solarium with a pool of its own. The rows step down to shared gardens with three pools, and the scheme has its own spa, gym and coworking room. One of the houses is finished as the show home and is offered for sale furnished.

What comes with every home.

Heating and cooling

An aerothermal system heats and cools the house, with Airzone controls so each room can be set on its own. Water-based underfloor heating runs through every floor. The roof is prepared for solar panels and a Tesla home battery.

Kitchen

Lube units under a Dekton worktop, handed over fully equipped. Bosch supplies the fridge, oven, microwave, induction hob, extractor and dishwasher, with a three-year warranty on the appliances. The sink tap is Hansgrohe.

Floors and walls

Large-format Porcelanosa porcelain on every floor, carried up the stairs and along the skirting. The bathroom walls are in large-format Porcelanosa as well, and the other walls are plasterboard painted white.

Bathrooms

Three bathrooms in every home, fitted with Laufen sanitaryware and Hansgrohe taps.

Windows and blinds

Grey PVC and aluminium frames by Kömmerling and Cortizo, made to keep heat and noise out, with double glazing. The blinds in the bedrooms and the outside blinds on the living room are motorised.

Home automation

A system run from a phone app, or by calling it, that controls the heating and cooling, warns of a power cut, detects a leak and shuts off the water, with a smoke detector in the kitchen. Switches and sockets are by Schneider.

Certification

The developer is building to BREEAM, the international standard for assessing how sustainable a building is.

AA is the rating given in the developer’s brochure, the top of the Spanish scale that runs from A down to G. No certificate has been issued yet, since that follows once the houses are finished.

Buying this as a new build

Building work is well advanced, and handover is estimated for the first quarter of 2027. After a €15,000 reservation the price is paid in three stages: 30 per cent at the private contract, 10 per cent six months on and 60 per cent at the deed, each with IVA added. The developer’s mortgage can be taken over for the final stage.

Here that means setting the houses still on the list side by side for you, since the view and the size of the garden change from row to row, then reading the bank guarantee on your stage payments and going through the finished house room by room at handover.
