Thirty-two villas with three or four bedrooms in a gated community at Buenavista, on the hills between Mijas Pueblo and Benalmádena, each with south-facing terraces and a hot tub on its own roof terrace. Building work has started, and handover is set for the first quarter of 2029, with prices from €980,000 before IVA.
The lowest-priced home, a three-bedroom villa, works out at €10,000 per built square metre. Mijas averages €3,684 a square metre on idealista’s 2026 asking prices, an average taken across a large municipality and every kind of home in it. The enclosed rooms in these villas are modest, between 98 and 192 square metres, and the terraces and roof terrace add roughly as much again. What is being built
Buenavista Views is 32 villas built in attached groups on a south-facing slope of the Buenavista estate, between Mijas Pueblo and Benalmádena, with the sea to the south and the mountains behind. Most have three bedrooms and between 98 and 140 square metres of enclosed rooms, with an open-plan living room and kitchen that opens onto the main terrace. Every villa also has a roof terrace with its own hot tub, and a covered parking space. Four villas have four bedrooms, and the largest of them adds a garden and a private pool. The kitchens and bathrooms are fitted by the Italian maker Modulnova in a walnut finish, with Miele appliances, and the floors are porcelain tiles in half of the villas and herringbone wood in the others. The community is gated, with security round the clock.

The specification
What comes with every home.
Structure and walls
Concrete foundations, with small piles added where the ground calls for them, support a reinforced concrete frame of floor slabs and columns, and concrete retaining walls take up the slope. The outside walls combine perforated brick, polyurethane insulation and a double plasterboard lining. Outside, they are rendered in waterproof cement and painted white, with stone cladding and timber-effect beams, and some details may be picked out in a second colour.
Floors and roof
Half of the villas are floored in Florim porcelain tiles 120 centimetres square, and the other half in wood laid in a herringbone pattern. The stairs are in the same porcelain throughout. The roofs can be walked on, with two layers of waterproofing and insulation over the rooms below, and the roof terraces and porches are laid in large porcelain tiles with a non-slip finish.
Windows and doors
Aluminium frames in a textured finish, double glazed and with a thermal break, a layer of insulation built into the frame itself. The railings outside are iron. The entrance is a reinforced security door, and the doors inside are lacquered, with hidden hinges and magnetic latches.
Wardrobes
Fitted wardrobes with a luggage shelf, hanging rails, drawers and shelving, all lit with LED.
Kitchen
Fitted by Modulnova with units in a walnut finish and a peninsula worktop in stone-effect porcelain, with a matching sink and a matt black tap by Gessi. The Miele appliances are included: a fridge-freezer, an oven, a microwave, a dishwasher and an induction hob with the extractor built into it.
Bathrooms
The floors and shower walls are Florim porcelain in 120 centimetre tiles, non-slip inside the showers, and each shower has a glass screen from floor to ceiling. Modulnova supplies the vanity units, in walnut with built-in lighting. The toilets are Villeroy & Boch, wall hung with Geberit concealed cisterns, and the taps are Ritmonio, single lever.
Heating, cooling and hot water
A heat pump supplies both heating and cooling through insulated ducts concealed in the ceilings, and water-fed underfloor heating covers the whole house. Hot water is heated by an air-source heat pump, drawing warmth from the outside air. Stale air is extracted from the bathrooms and the kitchen by a ventilation system on the upper floor.
Power and connections
Switches and sockets are matt white, and the living room and main bedroom have dimmers. The living room and every bedroom are wired ready for motorised curtains and blinds, and LED lighting runs along the curtain recesses. A video entry phone and Wi-Fi coverage are included, with a television point in the living room and wiring ready for one in each bedroom.
Roof terrace and planting
Every villa has a hot tub installed on its roof terrace. The terraces each have a water point, and the planters and planted areas are watered automatically.

Building work has started, and the developer’s payment plan puts the signing of the deeds, and with it handover, in the first quarter of 2029. A villa is held with a reservation of €10,000. The first 30 per cent of the price, less the reservation, falls due when the purchase contract is signed in 2027, a further 10 per cent in 2028 once the structure is complete, and the balance at the deeds. IVA at 10 per cent and stamp duty at 1.2 per cent are added to the prices shown. The kitchen, the fitted bathrooms and wardrobes, and the hot tub on the roof terrace are all included in the price.
